"Lorane residents get the same access to everything available in Reading." Walley has worked in Reading real estate for over 45 years. Homebuyers also choose Lorane because it allows their children access to highly rated public schools.

Mobile homes, ranch-style houses and bi-level homes

Assessors value Lorane's two-bedroom early-2000s mobile homes at between $45,000 and $100,000. Three-bedroom early-1990s mobile homes sell for between $70,000 and $90,000. "It's difficult to get financing on some of the older mobile homes," Walley says. Homebuyers can purchase a three-bedroom 1970s brick split-level for between $240,000 and $290,000. A three-bedroom 1970s brick ranch-style house sells for between $250,000 and $300,000, and a four-bedroom 1970s bi-level home sells for between $280,000 and $350,000. Trains pass through Lorane, which discourages some potential homebuyers. There are also landfills on Lorane’s east side. "The landfills can smell bad during the summer," Walley says.

Highly rated public schools

Many children walk to Lorane Elementary, which has a 14-to-1 student-teacher ratio and a B Niche rating. Students can move on to the Exeter Township Junior High School, where 29% of kids are proficient in math and 58% of kids are proficient in reading. The school has a B Niche rating. Teens often attend Exeter Township Senior High School, which has a 15-to-1 student-teacher ratio and a 93% graduation rate. The school has an A-minus Niche rating and offers Advanced Placement classes. Lorane is 7 miles from the Reading Area Community College, which has close to 4,700 students.

Greenspaces within walking distance

Residents can walk to the area's parks. Children and adults play soccer, baseball and football at Trout Run Sports Complex. The Exeter Scenic River Trail, just over 2 miles long, passes through the park. Just off West 48th Street, parents take their children to the playsets at Lorane Hollow Park. The park also has several picnic tables, a basketball court and a baseball field. Many Lorane residents pay for memberships at the Crestwood Swimming Pool, a popular summertime hangout spot. "A lot of people like to kayak, canoe and fish in the Schuylkill River," Walley says. "People don't really swim in it, though."

A wide selection of retail and dining

Many residents shop and dine in or around Shelbourne Square on Lorane's northeast corner. After working out at Planet Fitness, folks can reward themselves at any of the shopping center's dining options, which include a Dairy Queen, a McDonald's, an Applebee's and a KFC. The shopping center also has a Home Depot and a Redner's Warehouse Markets. Other options along U.S. Route 422 include a Walmart Supercenter, a Target, a Petco and a clothing store called Boscov's. There are also several local options alongside the highway. Exeter Family Restaurant is a favorite for its stuffed omelets and roast turkey sandwiches. Stopper's Steaks & Seafood has served fresh fish and sizzling burgers to its Lorane patrons since 1982.

Access to the arts, a casino and professional sports

People drive into Reading to watch new film releases at the IMAX theater on 2nd Street. The Miller Center for the Arts in Reading is an over-500-seat venue that hosts comedians like Karen Morgan and musical acts like the Gatlin Brothers. Residents travel 15 miles south of Lorane via Interstate 176 to play slots and table games at the Hollywood Casino Morgantown. Many locals travel to Philadelphia to watch the Eagles and the Phillies play.

Getting around town

Residents take U.S. Route 422 about 8 miles northwest to reach Reading. People sometimes commute 12 ½ miles southeast to Pottstown. Philadelphia's Center City is 53 miles southeast of Lorane via U.S. Route 422 and Interstate 76. There is a Tesla supercharger station just off Highway 422 in Lorane. Charter lines operate from the nearby Reading Regional Airport, but most residents use Philadelphia International Airport for personal travel. Most streets are lined with sidewalks.
