The perks of living in Baldwin Hills

Located along the border of Culver City, Baldwin Hills is a southern Los Angeles neighborhood that offers a mix of natural beauty and convenience. Baldwin Hills housing costs

Depending on which part of Baldwin Hills you drive through, you might see clusters of apartment buildings, condos, townhouses or single-family homes. Among the neighborhood’s most distinctive sections is Village Green, a midcentury condo complex centered around a shared park. The entire development was named a National Historic Landmark in 2001.

The median sale price in Baldwin Hills is just over $1 million, slightly below the citywide figure. Home prices usually fall in the following ranges:

  • Condos from the low $400,000s to the mid-$800,000s
  • Townhouses between the low $500,000s and mid-$800,000s
  • Single-family homes in the flatter areas from the mid-$600,000s to $1.6 million
  • Large houses in the hills between $1 million and $3.6 million

A lifestyle centered around recreation and community

One of Baldwin Hills’ standout amenities is Kenneth Hahn State Recreation Area, a sprawling green space that covers more than 300 acres. The park has everything from volleyball courts and playgrounds to hiking trails and lakes. When locals want a cardio challenge, however, they often head to the Culver City Stairs. “They’re a popular place to get some exercise in,” says Leslie Gomez, a Realtor with Keller Williams Realty who has lived in LA for about 50 years. “The view of the city at the top is a great reward for making it all the way up.”

Village Green is another focal point, as it is the site of a variety of community events throughout the year. “They have art exhibits, concerts in the park and Easter egg hunts,” Gomez says. Even when there aren’t organized activities, residents still make good use of the space. “People do yoga, play ball and have family picnics there,” Gomez says.

Local dining, the Baldwin Hills Crenshaw Plaza and more on the way

Baldwin Hills is home to grocery stores and the Baldwin Hills Crenshaw Plaza, an indoor mall with a movie theater. It also has several longstanding local restaurants, including:

  • Tak’s Coffee Shop, a diner serving everything from chicken and waffles to Japanese noodle soup
  • Earle's On Crenshaw, which specializes in hot dogs
  • Harold & Belle’s, a destination for New Orleans-style seafood
Residents are anticipating a new Costco on Coliseum Street, which is expected to have approximately 800 apartments above the retail space.

Convenient travel to DTLA, Culver City and the Westside

Major roads like West Jefferson and Obama boulevards will take you right to Culver City, about 2 miles west, and nearby Interstate 10 offers a straight shot to Santa Monica or Downtown LA, both roughly 10 miles away. Freeway congestion makes commuting by car less appealing, so some residents take advantage of the Metro E and K line stations at the edges of Baldwin Hills. “A lot of professionals are drawn to the area because there’s Metro access, but you still have a community where you feel like you’re away from it all,” Gomez says.
