With its highly rated schools, shopping and convenient location in Northeastern Los Angeles, Eagle Rock is a neighborhood that continues to be a top choice for many people. Its varied home styles and prices, as well as distinct microneighborhoods, give buyers a wide range of options within the community.

How home prices in Eagle Rock compare with those in nearby areas

Eagle Rock's median sale price is around $1.3 million, slightly higher than nearby Highland Park ’s median and the citywide figure but below the Glenoaks Canyon median. Although there are some apartments, the majority of people own, and there are more single-family homes than multifamily properties. Small fixer-uppers sometimes sell between the upper $400,000s and the low $800,000s, but most sales run from the mid-$800,000s to about $2.9 million. There are also a few townhouses, which generally go from the low $700,000s to the mid-$800,000s.

Eagle Rock’s microneighborhoods

Different pockets of Eagle Rock each have their own character. Near Occidental College — former President Barack Obama’s alma mater — you’ll find indie shops and late-night hangouts like Walt’s Bar, where vintage pinball games are part of the appeal. “There are a lot of college kids hanging out, so it feels like a college town but an upper-end, more elite version,” says Cherryl Weaver, LA native and Realtor with Re/Max Tri-City Realty. The hillier sections of the community, by contrast, are usually much calmer. “You’ll have a few people walking through, but you’re not going to see much car or bike traffic,” Weaver says.

Colorado Boulevard is the main commercial drag, packed with shopping centers and popular restaurants, including Oinkster, which bills itself as “slow fast food”. North of the boulevard, “there are more historic character homes, like Craftsman and Spanish styles,” Weaver says. “They’re usually on bigger lots, and the houses themselves tend to be bigger too.”

Some of the most upscale properties are along Hill Drive. Weaver says locals call this area the Bel Air of Eagle Rock. “It’s lined with palm trees and is very, very neighborhood oriented,” she says. “On the Fourth of July, they close the street off, and kids have a miniature parade with their bikes and tricycles.” Hill Drive is also known as one of LA’s top spots for Halloween, with some houses getting as many as 1,500 trick-or-treaters.

Highly rated LAUSD schools and open enrollment

One of Eagle Rock’s big draws is that it’s home to several of the Los Angeles Unified School District’s highly rated schools. Families can also enter the district’s annual open-enrollment lottery to try for a spot at their preferred school. Both Eagle Rock Elementary School and Eagle Rock Junior/Senior High School hold strong ratings.

Commuting to downtown LA, Pasadena and Glendale

The Ventura and Glendale freeways run right beside the neighborhood, which adds convenience for commuters. Weaver says that even during peak times, the trip to Glendale or Pasadena usually takes about 15 minutes, while the 10-mile drive to Downtown LA stretches to around 25 minutes in rush hour.

The ups and downs of hillside living

Eagle Rock is a mix of flatland and hills. If you’re considering living in one of the hilly areas, there are a few trade-offs, including:

  • Elevated views from some properties
  • Calmer setting with more space between homes
  • Adding accessory dwelling units can be trickier due to hillside regulations
  • Extra maintenance concerns, like possible retaining wall upkeep
