Green Meadows balances value and convenience

Green Meadows offers a practical foothold in South Los Angeles, with its solid freeway access and lower home prices compared to much of the city. While the neighborhood has some local recreation and dining, more amenities and major job centers are within a short drive. Families here also have a variety of school choices, including magnet programs, charter campuses and private options.

Housing costs in Green Meadows

The median sale price in Green Meadows is in the low $600,000s, which is on par with surrounding communities but significantly below the citywide median. Single-family homes make up a large percentage of housing, and many are bungalows and small Spanish-style designs from the early to mid-1900s, usually with private driveways and modest yards. Fixer-uppers sometimes sell from the upper $300,000s to the mid-$500,000s, but the majority of home sales range from the mid-$500,000s to the upper $700,000s.

In the past decade or so, the area’s relatively low price point has spurred some development. “Most of the newer properties are multifamily,” says Julia Jae, Realtor with Dream Realty & Investments, Inc., who has lived in LA for more than 30 years. While apartment complexes are typically picked up by investors, Jae says duplexes are a popular choice for first-time buyers. “They can live in one half and use the rental income from the other half to help with mortgage costs.” In general, multifamily properties generally range from the low $700,000s to $1.7 million.

Getting to downtown LA and other major job centers

A major perk of living in Green Meadows is its proximity to freeways, Jae says. Interstate 105 runs through the southern portion, and Interstate 110 is just a few blocks west. From here, it’s about 10 miles to Downtown LA or the Los Angeles International Airport. Depending on traffic, the drive to either takes between 20 and 40 minutes. Locals have access to public transportation as well, including LADOT Transit and Metro buses, in addition to the Metro C Line light rail. Even so, car travel tends to be the most practical for daily commutes.

Running errands along Avalon Boulevard, plus more shopping close by

Avalon Boulevard is the neighborhood’s main commercial corridor, where you’ll find a little of everything from grocery and fast-food chains to taco stands and locally owned markets. Although Avalon Boulevard’s businesses cover daily needs and quick meals, the community is also close to other attractions. Just east of Green Meadows, you’ll find Hawkins House of Burgers, a landmark takeout spot. “People love it. It’s always all over social media,” Jae says. In addition, you’re less than 5 miles from larger shopping centers, including Plaza México in Lynwood and The Village at Century in Inglewood.
