An LA equestrian community next to the San Gabriel Mountains
Nicknamed "The Top of Los Angeles" for being the northernmost neighborhood of LA, Sylmar sits at the base of the San Gabriel Mountains in the San Fernando Valley. Its distance from the city center allows for a more spacious community, with a connection to nature. “It has a rural atmosphere: equestrian centers, horse properties, hiking trails and beautiful parks,” says Realtor Raquel Magro, who works with Pinnacle Estate Properties Inc and has over a decade of experience in the area. The neighborhood provides direct access to the Angeles National Forest, which features many hiking and horseback trails through the mountains. Of the approximately 80,000 residents, those who prefer to stay inside can still see the peaks from the comfort of their homes. “I think what draws people to Sylmar is that it’s less congested than a lot of other cities in the San Fernando Valley, since it’s on the outskirts," says Richard Valdez, real estate broker and owner of Valdez Realty with over two decades of work experience. "And the views of the mountains are really great.”
Trails with mountain views and Sylmar Park
On its north side, the neighborhood offers over a dozen trails through the San Gabriel Mountain foothills. The May Canyon Ridge Loop is a popular 7-mile path locals can hike and mountain bike while overlooking the valley. At the Wilson Canyon Trail, horseback riders and birders can explore a 3-mile loop trail with panoramic viewpoints. Some of Sylmar’s northern parks offer more hiking, including Veterans Memorial Community Regional Park and Stetson Ranch. Centrally located Sylmar Park is sports-oriented, with tennis courts, basketball courts, a soccer field and a baseball diamond. On hot days, parents can take kids to the splash pad or the community pool, which costs $1 for children and $4 for adults. Sylmar Recreation Center, also in the park, offers an indoor gym and organized sports teams.
Ranch-style homes, Mediterranean houses and townhouses in Sylmar
As a sprawling suburban community, Sylmar is composed of winding roads of single-family homes. Some ascend into the foothills, and most of the neighborhood’s homes include mountain views. The front yards have enough space for garden beds, which are often landscaped with palm trees, agave plants and boxwood shrubs. Backyards usually have room for a pool or a patio. Those who don’t have the lot size for personal stables can use community stables, since Sylmar is an equestrian community. The neighborhood offers a variety of architectural styles, including midcentury ranch-style houses, Mediterranean homes and townhouses. Ranch-style homes are priced between $750,000 to $1.5 million, while Mediterranean homes range from $800,000 to $2 million. Townhouses start from $500,000 and go up to $800,000.
Los Ruizeñores Restaurant and retail at Sylmar Square Shopping Center
The neighborhood has a strong Hispanic presence that is reflected in its dining options, with plenty of Mexican restaurants throughout the area. In the northern part of Slymar, the one-stop shop Los Ruizeñores Restaurant serves authentic Mexican food, including signature tacos, agua frescas and its famous carnitas. What started as a food cart in 1998 has become a popular brick-and-mortar restaurant, catering business and market. For more shopping, there are several strip malls throughout Sylmar, with chain restaurants and big box stores. At Sylmar Square Shopping Center, on the eastern side of town, there’s a casual boba tea shop called Tea N Me, a Vons supermarket and many other stores.
Attractions like the Nethercutt Museum and the San Fernando Mission
The Nethercutt Museum, centrally located in Sylmar, is among the largest automobile museums in the country. With self-guided and guided tours, visitors can see over 250 restored vehicles, vintage furniture and musical instruments. Located a couple miles south of Sylmar, the San Fernando Mission offers garden grounds, an underground wine cellar and over two centuries of history.
Los Angeles Unified public schools, including Sylmar Charter High School
Serving kindergarten through eighth grade, Sylmar Leadership Academy has a B rating on Niche. Sylmar Charter High School has a B-plus and offers elective courses, including culinary arts, jazz band and ceramics. The community also has higher education at Los Angeles Mission College.
A 25-mile commute to downtown Los Angeles
Sylmar is a car-dependent community. Via Interstate 5, it’s about 25 miles south downtown Los Angeles, although this commute can take up to an hour depending on the time of day. It also has access to Interstate 405 and Interstate 210 for trips to Glendale, Pasadena and the rest of the San Fernando Valley. For medical services, residents can go to Olive View-UCLA Medical Center, located in the northern part of the neighborhood. Sylmar is about 10 miles northwest of Hollywood Burbank Airport.
