Life in Venice, California

Venice is a small, coastal community in Westside Los Angeles with a large sense of place. Over the years, it's been a seaside retreat, a cultural hub and much more. Children who live in the area have a choice of several highly rated LA schools. Historically, many residents commuted almost 20 miles to downtown LA, but in the past decade or so, an influx of tech jobs has allowed some people to find work closer to home.

What Venice is known for

“The Venice lifestyle is kind of laid-back with beach vibes,” says Tracey Becker, co-lead of the All the Houses Team at Compass, who has been in Venice for more than 20 years. “You’re not sure if anyone works because restaurants and coffee shops are packed all day.” Despite its chill atmosphere, Venice has an impressive list of cultural contributions:

  • Skateboarding: the Z-Boys pioneered modern skateboarding techniques in local pools
  • Bodybuilding: Muscle Beach is a world-famous spot to pump some iron
  • Music: birthplace of the Doors and several other bands
  • Surfing: Venice was a key site for early surfboard innovation
  • Art: home to galleries, murals and the graffiti-covered Venice Art Walls

Prices for single-family homes and condos

Overall, housing prices in Venice tend to be relatively high. The median sale price is around $2.2 million, well above the LA median of $1.2 million, but home options and prices span a very large range. “We have tons of tiny bungalows, and some date back 100 or even 120 years,” Becker says. “We used to be where people from Beverly Hills would own a little place near the ocean.” These older homes, some of which have been renovated or expanded, typically sell for between $1.1 million and $3.3 million.

In more recent years, housing trends have shifted from beach bungalows to sleek, contemporary- and postmodern-style custom builds. “There’s so much work of really great architects, like Frank Gehry and Ray Kappe,” Becker says. Larger, newer residences generally range from around $3.4 million to $9.5 million. Condos are also available, usually priced from the mid $300,000s to about $2.6 million, while townhouses often range from the upper $900,000s to $2.7 million.

Distinctive Venice neighborhoods

One of the community’s most well-known neighborhoods is the Venice Canal Historic District. “It has a very eclectic mix of modern and contemporary-style homes and a few historic bungalows,” Becker says. “Many have frontage on the canal, and some have little docks with rowboats.”

Walk streets are a defining feature of the Milwood neighborhood and the beachfront area. On walk streets, homes face a sidewalk rather than a road, and behind each house is a narrow alley where residents can park their cars.

Tech employers like Google have moved into the Oakwood neighborhood, sparking a wave of development. The area blends office buildings, apartments, condos and even some large, architect-designed single-family residences. Some homes are also within a short walk of the upscale boutiques and popular restaurants along Abbot Kinney Boulevard.

Bike travel and Westside tech jobs are reshaping commutes

Although residents have access to bus stops and interstates 405 and 10, bikes have become a popular way to get around. Bike lanes line many major streets, and there are Metro Bike Share stations throughout the area, making cycling more convenient. Tech employers have also expanded the Westside job market, which means you can work in the community rather than braving the nearly 20-mile commute into downtown LA.

Learning through the Los Angeles Unified School District

The Los Angeles Unified School District serves local kids, and families have the option to attend neighborhood schools or use the district’s school choice program to apply for a magnet or charter program. The top-rated Broadway Elementary School, located along Lincoln Boulevard, offers Spanish and Mandarin language immersion programs. Westminster Elementary School, also in Venice, is a magnet for math, technology and environmental studies.

Venice is a lovely beach neighborhood with vibrant colors. It is very diverse and artistic and an excellent place to be yourself. Something, however, I would like to see changed in the future is a control on the growing homeless population.

You're close to the beach, lots of bars and nightlife as well as plenty of restaurants. The only bad part is homeless people.

Venice is a prime area in that it is close to a lot of great restaurants and locations. Venice Beach, Santa Monica Pier, the Grove, Downtown Culver City, and Sony Pictures are all very close by. However, as for Venice itself, safety is a problem. The neighborhood is not very safe nor very family friendly.
