The Bear Creek Redwoods Open Space Preserve includes over 10 miles of hiking and equestrian trails that wind through 1,400 acres of woodlands. Popular with birdwatchers, the area is home to bald eagles, bobcats and other wildlife. The Bear Creek Stables offers boarding and training services for over 70 horses. The Lexington Reservoir County Park spans 950 acres to the north, including fishing areas, boat ramps and more hiking trails. Many homes are scattered along country roads with small wooded lots, though some communities, like the Redwood Estates area, have denser residential development. Likewise, areas closer to the highway tend to have better infrastructure. “Access and road conditions are pretty important to maintaining property value,” says Michael Riese, a broker associate and leader of the Riese Real Estate Group at Coldwell Banker Realty with over 15 years of experience in the area. “Property values tend to hold stronger in more centralized property locations.”Across the board, homeowners rely on private water systems and septic tanks. The community also earns a CAP Index crime score of 1 out of 10, compared to a national score of 4. According to the California Fire Marshall, the area is located in a Very High Fire Hazard Severity Zone. Some low-lying areas are at risk of flooding during heavy rainfall, which may limit drivability along unpaved country roads.

Most of Lexington Hills is zoned for the Los Gatos Union School District, though small areas on the south side are zoned for the Loma Prieta Joint Union Elementary School District. Most students attend Lexington Elementary, which is located within Lexington Hills and earns an A-minus from Niche. The school has a robust ecology program and a community garden, where students can learn to grow produce that is then integrated into the cafeteria food. A-rated Raymond J. Fisher Middle is located in Los Gatos and offers more than 20 clubs, including film and creative writing. For high school, all Lexington Hills students head to A-plus-rated Los Gatos High.Accessing the surrounding regions on Highway 17
Highway 17 is the main roadway in and out of town, leading 9 miles north to Los Gatos and 14 miles south to Scotts Valley. “Road conditions and traffic patterns are very specific to particular areas and properties,” Riese says. “It’s important to engage with someone who understands the area and drives the roads often. Distance on a map doesn’t necessarily equate to drive time.” Some country roads in the more remote parts of Lexington Hills are privately owned, meaning homeowners may be responsible for maintenance. The closest medical center, Good Samaritan Hospital, is about 10 miles away, and San Jose Mineta International Airport is about 20.Wineries and small businesses are within 10 miles
Retail space in Lexington Hills is minimal, except for Pizzeria Vittoria, a casual Italian eatery. However, the surrounding region is dotted with upscale wineries and a handful of other small businesses like the Summit Store, a family-owned grocery store less than 10 miles away. The nearby Regale Winery & Vineyards is known for its extravagant patio garden with olive trees and fountains, serving wood-fired pizza and house wines. For a wider variety of restaurants and stores, locals travel to Los Gatos or Scotts Valley.
