Resort-style living in Central Florida with a suburban twist

Fourteen miles south of Walt Disney World Resort, the suburban developments and gated resort-style communities that make up Loughman attract both long-term residents and those looking for a summer home in sunny central Florida. “It’s close to Disney, so people can buy the property and rent it out to vacationers,” says Nick Flint, local realtor at Champion Homes Real Estate and nearby resident of 15 years. “Or move out here if they’re employed at Disney.” Secluded from busy urban centers and most large resorts, locals can enjoy proximity to all the major attractions without feeling packed with tourists.

Mediterranean Revival and Contemporary architecture

Minimal Traditional-style homes from the ‘90s and recently built new Traditional-style bungalows are commonly found in Loughman. These three-bedroom, one-story properties featuring shingle roofs and stucco exteriors sit on flat, grassy lots with prominent two-car garages, often selling for around $300,000. Larger four-bedroom homes in Modern Craftsman and Mediterranean Revival styles feature blue, yellow or pink paint jobs that compliment the sunny Florida weather and can sell for around $400,000, while homes in contemporary styles with flat roofs and asymmetrical composition can sell for over $450,000.

Gated communities throughout Loughman feature large estate-style Mediterranean and Spanish Revival homes with orange barrel-tile roofs, beige stucco exteriors, and enclosed backyard pools. Many of these properties are used as vacation homes or investment opportunities and can sell for between $600,000 and over $1 million, depending on lot size and community amenities. Condos and townhouses are also commonly used as vacation homes or rented out short-term by the owners. Three-bedroom properties within 21st-century complexes can sell for $300,000, while five-bedroom properties can sell for $500,000.

Another avenue for outdoor athletics can be found at Loughman Park, which offers basketball courts, a multipurpose athletic field, and playgrounds with slides and sand pits for kids to enjoy. Aside from public facilities, many gated communities have their own outdoor amenities, including pocket playgrounds and pools. For example, the Bridgewater Crossing community boasts tennis and basketball courts, a community pool, a playground with a jungle gym, and a swing set.
