Luxury estates on large lots
Many of the original homes in Paragon Estates were built in the 1960s, including multi-story Craftsman and ranch-style homes. These properties sell for $1 million to $1.8 million. “There are some homes here that are older, but a lot of the homes are being rebuilt,” says Realtor Christy Watson with Keller Williams Preferred Realty, who has almost 10 years of experience. Newer luxury estates with Craftsman features such as pointed roofs, front gables, patios and picture windows are getting built in place of the older properties. According to Dart, it’s common for homebuyers to purchase a house to have the acreage and completely remodel it. “People are typically buying for the land and not the homes here. You know a neighborhood is valued when someone comes in and buys a house just to knock it down.” These new estates span 4,500 to 6,500 square feet and cost between $3.5 million to $6.2 million.Additionally, vacant land lots are common in the neighborhood and prime for new construction. These lots range from three-quarters of an acre to 2 acres and are priced around $995,000 to $2 million. With properties as spread out as they are, the neighborhood gains a sense of privacy and security. As such, the CAP Index crime score for Paragon Estates is 1 out of 10, compared to the national average of 4.

Children living in Paragon Estates can get an education within the Boulder Valley School District. Coal Creek Elementary School earns an A grade from Niche, while Douglass Elementary School has an A-minus. Douglass’s brand-new building has both indoor and outdoor learning spaces. Nevin Platt Middle School also has an A-minus and is home to the district’s Cooperative Hands-On Integrated Community Education (CHOICE) program. Just 3 miles southeast of the neighborhood, McCaslin Boulevard has a commercial corridor flush with shopping centers and business parks. Centennial Center is lined with local restaurants serving international cuisine. Loco Hermanos specializes in modern Mexican and Tex-Mex dishes, while Via Toscana is an Italian restaurant with Tuscan-inspired meals. There’s also Paul’s Coffee & Tea, a micro-roastery with seasonal beverages. Farther south, past the highway exit, Superior Marketplace has national retailers such as Target, Michaels and TJ Maxx. While most of Paragon Estates is residential, the neighborhood is surrounded by nature. The Leon A Wurl Wildlife Sanctuary is on the other side of McCaslin Boulevard. The open space has a walking trail that surrounds Harper Lake, where visitors can go fishing or watch for eagles. Annette Brand Park and Joe Carnival Park are two community pocket parks with playgrounds and picnic tables. Close by, the Louisville Arboretum has walking paths that wind through gardens of flowers and trees.For indoor fun, the Louisville Recreation & Senior Center has an indoor aquatics facility and a fitness center with a track and gymnasium. There are also courts for racquetball, pickleball and tennis, plus an in-line hockey rink.
Traveling in and out of Paragon Estates
With the neighborhood’s expansive landscape and location on the outskirts of town, driving a vehicle is the preferred method of transportation. Louisville’s city center is about 3 miles from Paragon Estates, while downtown Boulder is roughly 7 miles away. Access to US Route 36, also known as the Denver Boulder Turnpike, is right outside the neighborhood. There are also Regional Transportation District (RTD) bus stops along South Boulder Road for the DASH line. The rural landscape and open lands surrounding Paragon Estates present a possible risk of wildfires. In 2021, the Marshall Fire spread through Superior and Louisville, damaging many properties in the neighborhood. According to Watson, a third of the community lost their homes in the fire and have since rebuilt them. Station Two of Louisville Fire Protection District is about 2 miles from the neighborhood in case of emergencies.
