A laid-back township surrounded by greenery

Without a map, it’s hard to imagine that the slow-paced suburb of Lower Moreland Township is tucked right next to the bustling city of Philadelphia. This small town is also far from the typical cookie-cutter suburb, “The cool thing about Lower Moreland, as a whole, is it’s not all tract homes, and there’s a great architectural diversity,” says Frank Blumenthal, local Realtor with Keller Williams Real Estate Tri-County who has nearly 20 years of experience in the area. Lower Moreland Township also excels in preserving green spaces for public use. Apart from eclectic homes and highly rated schools, this leafy Montgomery County community offers a laid-back lifestyle and commuter rails that make it easy to enjoy all that Center City offers 20 miles away.

Modest and massive single-family homes

The town’s diverse architecture spans centuries, giving the township a historic yet modern feel, with most properties canopied by greenery. Modest Cape Cods with stone detailing, split-levels, bungalows and ranch-style homes dot tree-lined streets. Some exude 20th-century charm, while others are updated with sleek, modern hues and black trim. These properties typically start around $400,000 and sell into the mid $700,000s. Historic colonials and Colonial Revivals are a common sight, ranging in price from $600,000 to $900,000, and New Traditionals are often priced from $900,000 to over $1 million. The township also has million-dollar estates for those seeking a luxurious lifestyle. Boasting median lot sizes slightly under half an acre, many homeowners enjoy fenced-in backyards, blooming gardens and the occasional in-ground pool. A few townhouse communities are scattered around town, with 3-bedroom homes priced from the upper $300,000s to the upper $500,000s.

Lower Moreland earns a 2 out of 10 crime score according to the CAP Index, lower than the national average of 4.
