Chapel Hill has community spirit and transportation options
Chapel Hill is a rural neighborhood, 4 miles from downtown Lubbock. The area is favored for its proximity to transportation and housing prices. “It’s a little bit cheaper to live over there,” says Stephen Bearden, a broker and owner of Lubbock Discount Realty, who has been working in the industry for 20 years. “You can get older homes for less.” Most of eastern Lubbock, including Chapel Hill, was racially segregated in the early 1900s until the city ordinance was repealed in 2006. Some residents feel Interstate 27 still disconnects the eastern side from surrounding Lubbock, but Chapel Hill is one example of a community that has formed bonds and looks out for one another despite this history of division. “It’s a little neighborhood,” says Esther Robledo, a current resident and self-appointed community advocate. “We keep to ourselves, but if anyone needs help, we help them. It’s a quiet place and a nice community.” Robledo used to run a community kitchen and now collects donations for children’s homes and Chapel Hill residents.

Single-family homes and land for sale
The area primarily features single-family homes with minimal traditional or ranch styles, and house prices range from $70,000 to $130,000. Chapel Hill has gridded streets with homes lining either side. Many homes sit next to empty lots. The east side of Chapel Hill is part of Lubbock County and outside of city limits. Many residents within this area own livestock, as those living in Lubbock County may own horses, mules, donkeys and cattle, while residents within the city limits cannot own farm animals. Some residents may buy land for a manufactured home. However, the city has zoning rules that residents must follow before placing a manufactured home on land. Residents should look over the Manufactured Housing Standards Act or contact the Texas Department of Housing and Community Affairs for more information.

Commuters use Texas State Highway Loop 289 and US Routes
The area has no sidewalks or bus stops, so most residents rely on their cars to get around. Chapel Hill is bordered by US Route 62, and Texas State Highway Loop 289 cuts through the area, creating easy access to the rest of Lubbock. “You can get anywhere in Lubbock in 15 minutes,” says Bearden. “You can get anywhere else you need in 15 to 20 minutes.” While Chapel Hill is close to two major roadways, Robledo says there’s no need to worry about noise, as most homes are built far from these routes. The Covenant Health Foundation is the nearest hospital, 10 miles west of the area. Lubbock Preston Smith International Airport is 5 miles north. There are churches within Chapel Hill, including Chapel Hill Church and Genesis Baptist Fellowship.

Exploring Mackenzie Main City Park’s many assets
The Naomi Reagan Park is a short drive away for Chapel Hill residents, as the park is within the area and features a paved walking path, playground and a paved basketball court. Mackenzie Main City Park is 4 miles away, with the 18-hole Meadowbrook Golf Course, a dog park and athletic fields. The ample green space also has Prairie Dog Town, a tourist destination where visitors can see prairie dogs emerge from their network of underground tunnels. The park often hosts a music series in the summer and puts on a holiday village in the winter. The T.J. Patterson Library, 2 miles away, hosts programs and events throughout the year, such as storytime, senior days and language classes. Athletic events at Texas Tech University always draw crowds, and Jones AT&T Stadium is often packed during football season.

Attending Lubbock public schools
Chapel Hill is served by the Lubbock Independent School District, which receives a B-plus from Niche. Children attend the C-rated Alderson Elementary School before transferring to Dunbar College Preparatory Academy, which also gets a C. Students continue to the B-rated Monterey High School, a school that recently made history when the girls’ basketball team won the first state championship in over 40 years.
Alderson Elementary School has earned a overall grade of "C" from Niche.

Shopping and dining near Chapel Hill
Residents have to drive outside the area to find shops and restaurants. “We want more stuff like that out here,” says Robledo. Poliberto’s Taco Shop is a Mexican restaurant 2 miles from Chapel Hill that serves burritos, enchiladas and tacos. Family Dollar is next door, and there’s a United Supermarket across the street Route 82 are strip malls and chain restaurants, like Pizza Hut. Closer to home, The Kings Closet is a nonprofit clothing store that provides donated clothes free of charge to the Chapel Hill community. Downtown Lubbock has the most restaurants and stores to enjoy.
