Historic District along F Street
Daniel’s Hill, 1 mile from Downtown Lynchburg, is a residential area overlooking the James River. An industrial pipe manufacturer and freight tracks border the area. Once known as a home for the owners and workers within the lumber, iron and tobacco industries, the area is now known for its historic homes. “Lynchburg,” says Chase Hankins, Realtor with Realty One Group Leading Edge. “They call it the city of seven hills, so seven neighborhoods. That’s how they split up the community.” Each hill has its own history and at least one museum or historical site. Daniel’s Hill is no different, though investors coming into the area to modernize and restore historic homes drives up prices for current residents. Some historic homes remain untouched, including Rivermont, a restored Greek Revival home in the F Street Historic District. The home was built in 1852 by Judge William Daniel Jr., a Virginia Supreme Court of Appeals magistrate. Point of Honor is a former plantation built around 1815 and is part of the Lynchburg Museum System.

Daniel Hill’s community garden and recreation center
Beside Daniel’s Hill are Daniel Island and Treasure Island. The overgrown areas are accessible via boat. “That’s not someplace people go to,” says Susan Murray, a Realtor with eXp Realty and a resident of Lynchburg. “There are kayaks for rent, but I haven't heard of people going there that much.” Treasure Island was once accessible to the public via a bridge that has since been removed by the current owner, Liberty University, after a flood. Liberty previously housed students on the island and announced plans to build athletic fields and a park for the Lynchburg community. However, these plans have been postponed indefinitely. Residents may volunteer at the Daniel’s Hill Garden- “The Veggie Spot,” and bring home fresh vegetables to enjoy. The Daniel’s Hill Recreation Center has outdoor amenities, including a playground, grill and picnic benches. The center also offers a preschool playgroup program and a senior program.

Historic homes starting at $65,000
Homes are organized in a grid and have fenced-in yards or are raised above street level with stairs leading down to wide sidewalks. There are no garages, so most cars are parked in driveways or along streets. Homes in the area are in the Foursquare and bungalow styles. Homes on F Street, the Historic District, are more ornate and feature Greek Revival, colonial and Victorian housing styles. “Homes built in the 1900s or so tend to go through the cycle of being beautiful, then downtrodden, and then people renovate them,” says Murray. “A lot of areas around historic districts are seeing a renaissance.” She also says that revitalizing historic homes and districts can cause prices to surge beyond what current residents can afford. Restored and updated homes range from $100,000 to $200,000, while non-updated homes range from $65,000 to $80,000. Multifamily homes range from $180,000 to $260,000.
