Century-old homes, streetcar history and nature define Rivermont
Urban living is surrounded by nature in Rivermont. The historic neighborhood, resting along the banks of the James River, was Lynchburg 's first planned streetcar community. Plotted by the Rivermont Company in the late 1800s, it was built around a central tree-lined avenue, which remains a key route for city buses and cyclists today. “It’s truly one of my favorite places I’ve lived,” says longtime Lynchburger and Keller Williams Realtor Audrey Roberts. “I could just walk outside my house and go running and it was safe,” says Roberts, who adds that the enclave is a runner’s haven for its access to the city’s trail system. “I’ve run five marathons and I’ve done 90% of my training in the Rivermont area.” She says nearby parks, local restaurants and proximity to downtown add to the neighborhood’s appeal. Randolph College, one of several colleges and universities in the city, is east of Rivermont, which is partly why the community has more renters than homeowners.
Renovated 20th-century homes in a variety of styles
Rivermont’s single-family homes are notable for their architectural variety, which ranges from small Craftsman bungalows and cottages to larger Queen Annes and American Foursquares. There are also ranch-style homes and split-levels. Some of the most eye-catching houses comprise the Rivermont Historic District along Rivermont Avenue. While some homes need major repairs, others have been completely renovated. “There's been a real push to revitalize that area,” Roberts says. “I’ve worked with investors who have done flips—taking those 1900s homes and giving them new life. It’s been really cool to see.” Most homes here cost between $130,000 and $360,000. However, properties in need of renovation can start as low as $35,000. With wide streets, on-street parking is the norm, though some homes have driveways. Sidewalks edge small front yards that often feature ornamental trees and flowering shrubs. Potential buyers should note that homes near the James River and Blackwater Creek are close to flood zones and dam inundation areas.
