Sixteen miles north of Seattle, Cedar Valley – Hall Lake is a mix of gridded residential streets and industrial areas. The neighborhood, locally referred to as Hall Lake, has less than 450 homes, including some newer builds surrounding Hall Lake. The Interurban Trail cuts diagonally through the neighborhood, leading to the light rail and bus stops at Lynnwood City Center. The railroad passes by Interstate 5, which borders the neighborhood. “The Hall Lake Neighborhood is on the southern portion of a larger area called South Lynnwood,” says Nick Coelho, member of Lynnwood City Council and South Lynnwood resident. “South Lynnwood has a large Latino demographic, but is otherwise very mixed race and mixed income.” The community comes together for city-wide events throughout the year, like the AfroLatino Festival and the Lynnwood Luau Festival.
High-value 20th century builds
The streets of Cedar Valley – Hall Lake are lined with tall evergreens and dotted with power lines. Some yards have fences. Homes were built throughout the 20th century in a range of styles, from ramblers to bilevels. “Hall Lake was one of the last undeveloped areas of the city,” Coelho says. “Large single-family dwellings were the primary housing product built. While they were already high-end for this neighborhood, with the housing affordability crisis worsening, their value has gone much higher. Their proximity to both the lake and the interurban pedestrian trail and Lynnwood light rail, as well as one of the city’s newest renovated parks, South Lynnwood Park, also adds to their value.” Depending on square footage, prices generally range from about $600,000 to $800,000, with some outliers.

Commuting options from Interstate 5 to the South Transit
“South Lynnwood is one of the most convenient neighborhoods to commute from,” Coelho says. “It’s nearly a five minute drive or 10 to 15 minute bike ride to most major amenities in the city.” Community Transit buses take passengers to Edmonds. From the Lynnwood City Center light rail station, commuters can take the Sound Transit south to Seattle. The Pacific Highway, also known as Highway 99, also leads south to Seattle.
“Most of the jobs localized in South Lynnwood are in its light industrial area,” Coelho adds. “I highly doubt anyone works and lives here, except as a remote worker. If they commute, it is simple to get to Interstate 5 or I-405, and the light rail is adding a connection to the Redmond-Bellevue line this year.” The neighborhood is about 2 miles from the medical offices at Swedish Edmonds Campus and about 30 miles north of Seattle-Tacoma International Airport.
Athletic courts at renovated South Lynnwood Park
Homeowners with private docks along Hall Lake can go fishing. Otherwise, residents can head to South Lynnwood Park for outdoor recreation. It has courts for pickleball, tennis and basketball in addition to a picnic area and playground. Cyclists and joggers can use the paved Interurban Trail. Families can watch ducks and geese splash around at Sprague’s Pond Mini Park.

Restaurants along Highway 99
The retailers at Lynnwood Square include Fred Meyer, party supply stores and furniture stores. This shopping center also has restaurants like Chipotle and Café India Eastern Indian Cuisine. “Due to existing zoning restrictions, most restaurants nearby are pushed out west to Highway 99, east to 44th or further south on the border of Montlake Terrace,” Coelho says. “You’ll find a number of Mexican, American-Chinese, Traditional Chinese and classic Americana restaurants out those ways.”
