Pioneer Hill has the appearance of a suburb but functions like a city because of its prime location. The neighborhood is next to the Alderwood Mall, a premier shopping destination in the Seattle suburbs. “It’s the largest mall on the north side of the Puget Sound region,” says Ryan Bush, project/tourism manager for the City of Lynnwood. “Everyone comes out here, and it has pretty much anything you can imagine.” It’s also close to several transportation options, including highway, train or bus lines. Pioneer Hill is also close to restaurants and event space, providing opportunities for a sociable lifestyle.
Adjacent to the Alderwood Mall
Locals have abundant retail and dining options nearby, including at the Alderwood Mall and along the busy thoroughfare of 196th Street. There's B3 Breakfast and Burger Bar, with American-style breakfast and lunch menu. Kona Kitchen is owned and operated by actor Yuji Okumoto, whose most notable role is Chozen Toguchi in The Karate Kid. The hometown restaurant specializes in Hawaiian and Japanese-style dishes. The area also has national brands like Old Navy, Barnes and Noble, and Best Buy. Just off Alderwood Mall Boulevard is the Alderwood Mall. “Alderwood Mall is popular and one of the last few malls around. It has good indoor and outdoor shopping and many restaurants,” says Bill Jordan, real estate broker at Century 21 Real Estate Center, who’s been selling in the area for over a decade. The center, with over 170 stores, includes JCPenney, Macy’s and H&M. Popular restaurants around this stretch include Chili Basil, a family-owned restaurant specializing in Thai food. Target, Kohl’s, and Costco are also in this area. Grocery store options include a Fred Meyer and Whole Foods Market.

Nearby to fun tunes at Celebrate! Summer Concert
The proximity to Alderwood Mall means being close to some of the city’s most popular events. Celebrate! is the city’s summer concert with local bands, food trucks and beer and wine gardens. “That area has had a ton of new residents within the last few years,” Bush says. “This event connects with the residents and lets them interact and celebrate with the concerts.” The Lynnwood Luau is an afternoon concert where visitors can spot people hula or fire dancing. It’s also home to Lynnwood’s first and only outdoor Tiki Bar. Fair on 44th brings the community together for an afternoon in September. Besides the live music, food trucks and vendors, folks can learn about the city's health and community resources.

From 1970s ramblers to multi-million dollar craftsman
Pioneer Hill feels suburban despite being surrounded by retail and restaurants, with homes with garages and generous, landscaped lots. On the neighborhood’s west side are homes built before the 1970s, mostly ramblers, bi-levels and tri-levels on lot sizes less than an acre. Home prices range from $620,000 to over $1 million. Single-family homes from the 1980s to 2000s are ramblers and traditional home priced around $720,000. On the neighborhood's east side are newer homes built within the past 20 years. The newest properties are in the Heritage Estates subdivision, which contains Craftsman-style homes with over 3,000 square feet. Outside this subdivision are traditional homes. Prices for 21st-century homes range from $1.5 million to $2 million. The Alderwood area includes various condos and townhouses that border the mall. These prices can range from $460,000 to $650,000.

Group fitness classes for all at the Lynnwood Recreation Center
Pioneer Park is at the neighborhood’s north end, with 1.5 acres of forested space and a playground. North Lynnwood Park, also called Dragon Park, is next to the elementary school. This area is popular in the summer for its spray park, which opens from Memorial Day to Labor Day. Visitors can also stroll on the walking trails while kids spend their time on the basketball court. The Lynnwood Recreation Center has multiple indoor and outdoor activities for all ages, including group fitness courses, swimming lessons and safety courses. Within a mile from multiple modes of transportation
Drivers can use Interstate 5 for a 17-mile drive down to Seattle, though they may expect traffic. Those that work in Everett can take I-5 North for 13 miles. Public transportation options include the bus and train. Community Transit busing has at least four routes that stop in the neighborhood. The Lynnwood City Center light rail recently opened in August 2024 and take commuters to downtown Seattle or straight to Seattle-Tacoma International Airport. “The couple of times I’ve been on the light rail, it’s been packed, so it definitely gets utilized,” Jordan says. Known by locals as SeaTac, the airport is 31 miles south with flights to 94 U.S. cities.

For most students, Lynnwood Elementary is a mile away. Niche grades the school B-minus. Alderwood Middle, for seventh and eighth-grade students, also receives a B-minus grade. Lynnwood High receives a B-plus from Niche. This school specializes in career courses in applied engineering and manufacturing.
