Commerce-heavy residential neighborhood in Lynnwood

Seattle Heights has an industrial and residential landscape mixed with small businesses, offices and apartment complexes, located just a mile south of Lynnwood’s city center. “Lynnwood is an up-and-coming area with cheaper prices. People are coming from all over the place, and the farther north you go from downtown Seattle, the lower the price tends to be,” says Real Estate Broker Kari Schertzinger with Century 21 Real Estate Center, who has nearly 20 years of experience. “You can also get from Seattle Heights to Edmonds in just 10 to 15 minutes and enjoy the waterfront.”

Seattle Heights’ condos and apartment complexes

Multi-family properties make up the majority of Seattle Heights’ housing inventory, with most located north of 212th Street. Contemporary condos with balconies and attached, multi-story townhouses are common. Many of these buildings were constructed in the 1990s and 2000s. Units span 850 to 1,500 square feet and cost $350,000 to $650,000, depending on the number of bedrooms. “We are seeing more multi-family housing units get built in the area because of the price, and because we’re trying to fit more people,” Schertzinger says. Mid-century ranch-style homes are rare but can be found for $700,000 to $775,000.

There are multiple apartment complexes in the neighborhood, and two-thirds of residents are renters. Pinewood Square and Park 210 are apartment complexes offering studios and units with two bedrooms and one bathroom ranging from $1,250 to $2,100 a month.

Navigating the Seattle metro area’s commuter routes

Seattle Heights is pedestrian- and cyclist-friendly with sidewalks and bike lanes. Several Puget Sound Transit bus stops are dotted along 212th Street SW and both 72nd and 76th avenues. Commuters can use Washington state Route 99, known as Pacific Highway, to travel about 15 miles into Seattle. This highway system cuts through the neighborhood and has multiple access points. The Swedish Edmonds Medical Center is directly south of the neighborhood. The Seattle Pain Field International Airport is roughly 8 miles away.

Retail and restaurants along Pacific Highway

Pacific Highway is lined with commerce and car dealerships. Pollos San Fernando is a Peruvian restaurant specializing in rotisserie chicken dinners, while Kafe Neo serves Greek cuisine. A mile north along the highway is Lynnwood’s city center. The area has big box stores and retailers such as Hobby Lobby and CVS Pharmacy. “There are lots of grocery stores and different restaurants in this particular area,” Schertzinger says. A Safeway and a Costco are some supermarket options.

A mile south of the neighborhood there are additional dining options on 220th Street. Woods Coffee is a local chain serving gourmet beverages and sweet treats. Fast-food restaurants in the area include Panda Express and Dick’s Drive-In. WinCo is the area’s grocery store. Additionally, downtown Edmonds is about 3 miles east with dozens of other local shops and restaurants like boutiques and bistros.

Edmonds public schools with quality programs

Families living in Seattle Heights can send their kids to public schools in the Edmonds School District, which has a handful of choice schools and programs offering additional educational routes. College Place Elementary School earns a C-plus grade from Niche, while College Place Middle receives a B. Both schools offer multilingual education programs. Edmonds-Woodway High School maintains an A-minus and, according to Niche, is ranked the No. 5 best public high school in Snohomish County. Students can enroll in its International Baccalaureate or Architectural Design & Drafting programs.

Lynnwood park and golf course

South Lynnwood Park is the neighborhood’s main source of outdoor recreation, with a playground, grassy lawn and courts for pickleball, tennis and basketball. Walking trails connect to the Interurban Trail, which travels through the neighborhood. Directly north of Seattle Heights is the public City of Lynnwood Municipal Golf Course.
