East Macon Historic District
Neighborhood in Macon-Bibb, Georgia
Bibb County
Craftsman-style fixer-uppers under $50,000
Part of the neighborhood’s historical significance stems from its community planning and development. The district evolved from big houses on large lots in the mid- to late 19th century to more modest infill houses in the early 20th century. Single-story Craftsman-style homes with gabled roofs, white columns and front porches line the neighborhood’s hilly streets. Due to the community’s age, garages are rare and street parking is the norm. The neighborhood has struggled with vacant and blighted homes, but the low-cost properties can be an attractive option for homebuyers looking to re-invest in a burgeoning community or build their rental portfolio. A two- or three-bedroom fixer-upper can cost between $20,000 and $50,000. A move-in-ready three-bedroom can range from $50,000 to $80,000. Homes that have undergone a complete remodel can range from $80,000 to $165,000.Georgia’s first National Park
The Mill Hill Community Arts Center serves as a neighborhood hub for creativity. The center has free and paid workshops, plus performance and practice rooms, artist and gallery spaces, and a technology “tool shed” with equipment for artists to use. Residents take the Heritage Trail off of Clinton Street to walk directly to Ocmulgee National Historical Park, a prehistoric Native American site that humans have continuously occupied for more than 12,000 years. The park is poised to become Georgia’s first National Park, which will bring an economic boom with it. In anticipation of the national park designation, Macon-Bibb County is prepping for a $350 million development on the east bank of the Ocmulgee River. The county's wish list includes residential areas, shops, restaurants and a hotel. “The Ocmulgee River is an incredible asset,” says Emily Hopkins, vice president of external affairs at Newtown Macon, an economic development agency led by locals. Entering from Spring Street Landing, locals hit the water for kayaking, canoeing and leisurely floating. The neighborhood will also soon be home to Macon’s bicentennial park, which is being designed with resident feedback in mind. “They wanted a passive park, so they didn’t want basketball courts and those kinds of recreational things,” Wilkerson says, “and there are three huge commissioned public art pieces.”Kids can earn college credit through the Hutchings College and Career Academy
Kids can attend Burdell-Hunt Elementary School, a magnet school for communicative arts including multimedia, writing and Spanish, before heading to Appling Middle School. Teens can attend Northeast High School. All schools receive a C-minus from Niche. High schoolers can enroll in the Hutchings College and Career Academy and earn up to 30 college credits while still in school.Expanding the Heritage Trail
Piedmont Macon Hospital is located inside the neighborhood, and Downtown Macon is 1.5 miles away. Macon Downtown Airport is 4 miles east. The neighborhood is bound by several major roadways, which can be both a blessing and a curse. Those who drive have easy access to several major thoroughfares like Interstate 16 and U.S. Route 80. However, the closest Macon-Bibb County Transit Authority bus stop is outside the neighborhood, across U.S. Route 23 on Hall Street. “In the 70s – and now, in 2024 – a giant and ever-expanding interstate runs along the river,” Wilkerson adds. “That neighborhood is separated by the river and now this giant interstate, so there are some physical and visual barriers that kind of separate that area from the rest of Macon.” Efforts to increase pedestrian travel options are ongoing, including expanding the Heritage Trail and constructing a pedestrian bridge across the Ocmulgee River to connect Downtown Macon and the east side.Chili dogs at Nu-Way Weiners
The neighborhood is almost entirely residential, so residents have to leave the community for shops, restaurants and services. Kroger is about 2 miles away. Gray Highway is lined with fast food chains, but there are a handful of local options nearby. Nu-Way Weiners has been serving up chili dogs, burgers and fries on Emery Highway since 1972. El Sombrero Mexican Restaurant is a casual spot for Mexican street tacos and margaritas.
