Bram’s Addition, though small and surrounded by railroad tracks and highways, is quietly transforming into an up-and-coming Madison neighborhood. Vintage homes from the mid-1900s sell for competitive prices and attract buyers willing to do some remodeling. Parks, from the local Quann Park to the sprawling UW—Madison Arboretum, are a few blocks away, as is the Alliant Energy Center. Park Street offers quick access to grocery options and Downtown Madison, 2 miles away.

Renovated single-family homes mix with apartments
The neighborhood is split between a northern section full of ranch-style and split-level homes, bungalows and cottages and a southern third that’s more apartment-heavy. “Most of the homes in that area are on the smaller side; really kind of nice, modest homes with three bedrooms and two bathrooms,” says Matt Silvern, a Realtor with Restaino & Associates. “It’s not as old as the east side of Madison; it’s a little bit more postwar, so you’re going to see stuff from the ‘50s, ‘60s and ‘70s and a bunch of rehab.” Because of Bram’s Addition’s limited size and inventory, almost all of its homes sell from the low to high $300,000s. “The neighborhood is only around three or four blocks wide and six or eight blocks long,” Silvern says. “Turnover is going to be fairly limited, although it comes in cycles.” The median sale price of around $326,000 is significantly lower than the citywide and downtown medians and that of neighboring Bay Creek.

Park Street features international markets and cuisines
Park Street is where residents do most of their shopping and meals out. “You’ve got a variety of commercial businesses on either side of South Park and on the western edge of the neighborhood,” Silvern says. “That’ll be everything from some restaurants to a small grocery store.” Local markets include:
Mercado Miramar, which sells imported Mexican groceries and fresh-made street food classics like tacos and enchiladas
K-Food Market, offering Korean spices, snacks and more
Oriental Shop, a go-to for Japanese fish and tchotchkes
Pick ‘n Save, the nearest brand-name supermarket
The restaurant scene is also diverse, with El Pastor Mexican Restaurant specializing in small-town Mexican fare and the Silk Road Restaurant blending Turkish and Central Asian dishes.

The Wingra Creek Bike Path leads to several nearby parks
Penn Park is the neighborhood’s main outdoor space, and it includes a playground, football field and basketball courts. The park also hosts the occasional community event, whether it’s a Juneteenth culture and food festival or Southside Raiders youth football and cheerleading sessions. The Wingra Creek Bike Path at the neighborhood’s northern edge links Bram’s Addition to Quann Park — with its tennis courts and community garden — and to the ballfields, basketball and volleyball courts and public pool at Goodman Park. A few blocks west of Bram’s Addition, Duane F. Bowman Park hosts youth and adult leagues on its baseball fields. Hikers are just a mile away from the UW—Madison Arboretum, which offers nearly 20 miles of trails and boardwalks that run through preserved woodland, prairie and wetland habitats.

The Alliant Energy Center hosts major Madison festivities
The Alliant Energy Center, a few blocks down Bram Street, keeps the area lively with events, from graduation ceremonies and college volleyball games to annual festivals. “Brat Fest and the July Fourth weekend are always some of the bigger ones,” Silvern says. Brat Fest prides itself as the world’s biggest bratwurst festival, but it’s not the only headliner. “The big horse shows come in there, and then the world dairy show…it’s everything having to do with the dairy association, cows and farming,” Silvern says. “There’s a litany of concerts, of big names who have come in there.”
Students live close to both public and private schools
Students are zoned to attend the highly rated Madison Metropolitan School District. While students living north of Center Street can attend Franklin Elementary School a mile to the north, those in the southern portion can walk around a half mile to Lincoln Elementary School. The state’s school choice policy allows students to apply to public schools outside their attendance zone or attend voucher-backed and charter schools. Nearby private options include Greenway Crossing Montessori School off U.S. Route 12 and the Woodland Montessori School, three blocks from Franklin Elementary.

Downtown is right up Park Street
Access to Park Street means that commuters have an easy trip downtown. Capitol Square is a 3-mile drive away, while Metro Transit’s B-line bus makes several stops along Park before reaching the capitol within a 20-minute journey. SSM Health St. Mary’s Hospital is also off Park Street, just a mile north of Bram’s Addition.
