Walkable amenities in South Madison
Situated in the greater South Madison region roughly 3 miles outside of downtown, Burr Oaks is a collection of ranch-style homes and brick apartment buildings that line winding residential streets. “It’s a mixed-demographic area,” says Ben Kemp, assistant property manager at Wisconsin Management Company. “It’s not in the heart of the city, so it’s got a more residential feel, but you could still bike to the University of Wisconsin-Madison or downtown.” This neighborhood is removed from the bustle surrounding the Wisconsin State Capitol, but navigating Madison is still a breeze thanks to several central thoroughfares nearby and some amenities even closer. “Burr Oaks is a very walkable neighborhood. It has a school, a park and a library, which are all great resources,” says Lindsey Cooper, who has sold homes in the South Madison area as a Realtor with Lauer Realty Group.

Ranch-style homes coexist with brick apartments
A blend of brick apartment complexes and ranch-style houses populate the streets of Burr Oaks. Most single-family homes line Hackberry Lane and Sequoia Trail, within walking distance of Lincoln Elementary. These wide roads are framed by sidewalks and dappled with the shade provided by mature trees. Though there are some split-level and two-story homes, ranch-style houses with a mix of brick and wood exteriors are the most common here. These single-level homes tend to come with attached garages and enough room on the lawn for neatly landscaped flowers or hedges. Asking prices start at around $200,000 and rarely climb above $500,000, with the median price for the area sitting at about $250,000.

Families can send their kids to Madison Metropolitan Schools, starting out from kindergarten through the second grade at Midvale Elementary, which scores a B-plus from Niche. Burr Oaks students in grades three through five are within walking distance of Lincoln Elementary. “It’s a dual-language school, and it’s very highly regarded,” Cooper says. The school, which Niche awards a B-minus rating, features two new playgrounds completed for the 2022-2023 school year, including unique equipment like a warped wall. Lincoln Elementary sends kids on to Cherokee Heights Middle, which earns a B grade. For high school, families can choose between one of four schools in the area. The closest is West High, an A-rated school, according to Niche, that is well-known for its STEM-based extracurriculars. The Madison West Rocket Club and the Madison West Science Olympiad team have both placed in national tournaments.
