Dunn's Marsh offers competitive homes prices and abundant nature
Dunn’s Marsh is a revitalizing community halfway between Downtown Madison and the West Side’s many shopping centers. Most of its wetlands were built over long ago, but it’s next to the massive University of Wisconsin—Madison Arboretum, and it includes plenty of green spaces. New construction complements a largely vintage housing stock. Access to U.S. Routes 12 and 14 connects Dunn’s Marsh to the rest of the Madison metropolitan area.
Older properties mix with newer split-levels and condos
Housing options are diverse, including bungalows and ranch-style homes built in the mid-20th century, the occasional split-level built from the 2000s to the 2020s and several affordable housing units in the Allied section. “It was a housing development built in conjunction with the city of Madison,” says Tony Antoniewicz, a Realtor with Re/Max Preferred. “It was a way to put people in brand new homes at a very reasonable price if they qualify because of income. You could also pay cash since it wasn’t income-restricted.” Condos and townhouses sell from the low $100,000s to mid-$300,000s, while single-family properties run from the low $200,000s to low $500,000s. The Dunn’s Marsh median sale price of $328,000 is well below the city’s $419,000 and neighboring Arbor Hills ’ $553,000. Though the community was originally developed with affordability in mind, higher-priced apartments and single-family houses accompanied the neighborhood’s 21st century revitalization.

Students can attend top-rated Verona schools
Depending on which section of Dunn’s Marsh they live in, students may be zoned to attend the top-rated Verona Area School District or the highly rated Madison Metropolitan School District. Verona Area High School, which serves students who live south of U.S. Route 14, receives top marks. The state’s open enrollment policy means that students living outside its attendance zone can still apply to attend Verona's schools, or students zoned for Verona but living a few blocks away from Madison schools might seek an education closer to home.

Pocket parks, cycling trails and an arboretum offer outdoor activities
Though Dunn’s Marsh is mostly residential, small pockets of nature invite hikers to explore preserved natural habitats. “There are some great parks around that area and some walking trails, and it’s close to the Arboretum,” says Kelley Muselman, a Realtor with Realty Executives Cooper Spransy’s Minter Team. “The Arboretum is really great.” The Capital City Trail and Cannonball Path, both popular with cyclists and joggers, run through the Dawley Conservancy, which includes a large pond and wetland trails. Pocket parks like Seminole Glen Park and Belmar Hills Park put playgrounds, sports areas and open fields within walkable distance of most residents. Marlborough Park includes cycling trails as well as spaces for community gardening. One of the most popular hiking venues is the nearby UW—Madison Arboretum, which offers 20 miles of hiking trails and 1,200 miles of prairies, woodlands and wetlands where wildlife still roam free.

Diverse eateries and major retail centers are blocks away
The neighborhood’s location along major highways puts it just a short drive from major retail centers and local eateries:
Nakoma Plaza includes The Home Depot and Gino’s Italian Deli, which specializes in made-to-order Italian subs.
Orchard Pointe Shops, 3 miles down U.S. Route 18, offers a Hy-Vee supermarket, a Target and plenty of chain and local eateries.
The neighborhood's small but lively Badger Tavern is the local go-to for fish fries. “Badger Tavern is like a house,” Muselman says. “People say it’s like a local bar with good food.”
Nearby, Great Wall is the local Chinese takeout spot.
Local supermarkets like Luna’s Groceries and Santa Maria Grocery offer imported Latin American goods.

Downtown Madison, health care and shopping are easily accessible
Dunn’s Marsh’s location puts it close to employment, shopping and cultural scenes. “It’s Fitchburg, but it’s right on the border of Madison,” Muselman says. “It’s quick, easy access to downtown.” Metro Transit’s D-line buses make several stops along Nakoma Road on their way downtown. Drivers can also make the 5-mile journey by driving up Nakoma Road or U.S. Route 18 and John Nolen Drive. Cyclists can hop on the Southwest Commuter Path, which cuts through residential areas on its way to the heart of the city. SSM Health St. Mary’s Hospital, as well as the West Towne Mall and other major West Side retail hubs, are accessible within 4 miles. “It’s really close to Hilldale Mall, which is a beautiful outdoor mall,” Muselman says. “On the other side of that, you’ve got a straight shot to more shopping—Target, things like that.”
The community hosts annual events at local parks
The Allied Dunn’s Marsh Neighborhood Association hosts events throughout the year, including springtime Easter egg hunts at Belmar Park, summertime community meals and games at Allied Park and autumn pumpkin-carving parties in Marlborough Park.
