Lush, wooded neighborhoods like Glen Oak Hills are ideal for those who want to live outside the noise of Downtown. Glen Oak Hills is roughly equidistant between Middleton and Madison, yet retains a level of convenience for day-to-day commutes and shopping. A short walk or bike ride north brings locals to the Blackhawk Country Club, which borders Lake Mendota. Green spaces and waterfront access are a big draw for prospective buyers. “That area is fantastic, there’s no question,” says James Stopple, President of Madison Property Management. Amid the tiny neighborhood’s residential streets sit homes from the early to mid-20th century priced below the national average, accompanied by a couple of parks. More than half a dozen public schools lie in each direction as residents drive outside the neighborhood.

A day of play at one of Glen Oak Hills' parks
While the neighborhood has its fair share of flora, Glen Oak Hills Park is the most densely forested section. This nearly 8-acre green space offers a serene, shaded escape within walking distance for most residents. When folks need a break from work or homework, they head here to explore the scenic walking trails (some with creek views) or let the kids loose on the playground. The open-aired, six-acre Bordner Park adjoins the neighborhood to the west, offering basketball and tennis courts for athletically inclined residents. At the north end of the neighborhood rests Lake Mendota, a great way to beat the heat in the spring. Locals do take caution in the summer months, though, due to a buildup of algae growths. Owen Conservation Park invites further outdoor exploration, about three minutes west by car. Its 97 acres are filled with colorful wildflowers during the warmer months and over a mile of trails repurposed for cross-country skiing during snow season.

A weekend of grocery shopping, topped off with a meal at Oakcrest Tavern
The Oakcrest Tavern has been Glen Oak Hills’ trusty neighborhood watering hole for over 70 years. Locals visit this deceptively simple-looking restaurant on Old Middleton Road for its famous burgers, which are made of super lean ground beef sourced from “steak trimmings.” Its Friday fish fries are also a Madison mainstay. Other locally owned eateries near the neighborhood include Glass Nickel Pizza Co., which prides itself on fresh dough and sauce made on-site. More restaurants are available about three minutes east of the neighborhood at Hilldale Shopping Center. “Hilldale is a thriving mall,” Stopple says. “There are all kinds of retailers, clothing stores and dining options.” Glen Oak Hills is home to a unique Russian grocery store, International Market, just a few doors from Oakcrest Tavern. More extensive grocery selections are available at Metcalfe’s Market in the Hilldale Shopping Center, and Target is also across the street.

Home buyers have various mid-century options in Glen Oak Hills
Glen Oak Hills comprises roughly 150 acres of western Madison, just south of both University Avenue and Lake Mendota. About 400 homes line its loosely gridded streets, which weave beneath and between dense clusters of tall trees. Many of the neighborhood’s 1,000 or so residents occupy houses from the mid-20th century. These include split-level and ranch-style homes — some single-level, others raised with lower-level garages. However, several residences date back to the 1930s or earlier, from one- and two-story Cape Cods to modest bungalows. Pricing begins at $325,000, which would fetch buyers a modest two or three-bedroom bungalow. A more spacious ranch-style or craftsman home inches closer to $450,000.

Students in the neighborhood’s northern section attend Crestwood Elementary School, and Stephens Elementary School welcomes kids in the southern area. Spring Harbor Middle School gets a B overall. Memorial High has a four-star WDPI rating and an impressive A-plus from Niche. High schoolers might consider applying to the local University of Wisconsin-Madison for higher learning.
