Greater Sandburg
Established midcentury homes and condos
The real estate market in Greater Sandburg is very competitive: homes spend an average of just 20 days on the market. The neighborhood is comprised of predominantly single-family homes, but there are pockets of townhomes and condos that offer advantageous price points. A simple, no-frills two-bedroom condo would fetch between $150,000 and $180,000. In contrast, the 12-month median price on a single-family home is $360,000, nearly $50,000 lower than in greater Madison. Prices rose 16% on average across 12 months, as compared to the previous 12 recorded months. These figures will likely continue to increase. Greater Sandburg’s streets feature homes from the mid-to-late 20th century, which means modest ranch styles, standard split-levels and classic Colonial Revivals. Three-bedroom homes of all styles range between $240,000 and $410,000. Most have a driveway and a two-car garage.Tons of outdoor activities at Reindahl Park
Madison is bursting with outdoor amenities. Greater Sandburg alone has over 120 acres of parkland where neighbors come together to walk, play and socialize. Reindahl Park is one such green space that offers a soccer field, a cricket field, a basketball court, and tennis courts. The park is home to one of the city’s three splash pads, open Memorial Day weekend through Labor Day weekend. Kids can also explore the popular community garden, where locals grow their own fruits and vegetables. Sandburg Woods is a 34-acre conservation park known for its rich diversity of oak woodland wildflowers tucked away from rows of homes. The park features a nearly one-mile hilly trail through mature forest. Folks can also attend a baseball game at the local “Duck Pond.” “Warner Park has a college baseball summer league that’s one of the top draws in the country,” says Realtor Daniel Huebsch of Realty Executives Cooper Spransy. “The Madison Mallards outdraw the Oakland A’s, even, with 1,500 to 2,000 people per game.”Environmental concerns for the Madison area
Life in the greater Madison area carries a few environmental concerns. In 2019, controversy arose around the city’s dirt excavation at Reindahl Park. The project involved excavating soil to install sewage pipelines but to do so, diggers extracted the groundwater and released it near Reindahl Park. Harmful levels of PFAs contaminate this groundwater. Starkweather Creek is perhaps the most pressing example of PFA contamination, as evidenced by the Department of Health Services’ letter to the public advising against drinking or even playing in the water. The presence of microplastics is a newer issue that is garnering attention. “There aren’t many places in Dane County where you can’t find microplastics,” says Huebsch. “Basically, everywhere has them.”Commuting and flying are convenient in this neighborhood
Residents of Greater Sandburg can easily access Downtown Madison via a 7-mile drive along Route 151. This commute takes between 15 and 25 minutes during morning rush hour. The Madison Metro is a reliable option, but taking the bus into Downtown during rush hour takes twice the time of a drive. Locals will soon have an alternative, however: “They’re in the process of creating a high-speed bus line with minimal stops, and residents would be in that feeder system,” says Huebsch. “If they wanted to get to downtown, it’s kind of like an express.” One small concern buyers might have when considering Greater Sandburg is the noise of the adjacent Dane County Regional Airport. “It’s not a super big deterrent, but like any airport, if you’re in the flight path, you’re in the flight path,” says Huebsch.Attending class in Greater Sandburg
Students in Greater Sandburg attend Sandburg Elementary, rated B-minus by Niche. Sennett Middle School gets a C-plus overall and offers dual language immersion classes in Spanish and English. East High is a B-minus school with a solid STEM program. Isthmus Montessori offers private school instruction for kindergarten through twelfth grades.Chain restaurants and retail shopping abound in Greater Sandburg
Greater Sandburg has a fair bit of shopper and commuter traffic along Route 151, its main thoroughfare. The area’s dining scene is largely casual and affordable. Nearby chain restaurants like Olive Garden and Qdoba provide a convenient sit-down meal. The local ALDI and Hy-Vee Grocery Stores offer weekly essentials, each a stone’s throw away from the other. Those looking for a little retail therapy can drive to East Towne Mall and peruse the various name-brand stores, grabbing a snack in between at one of the eateries.
