Diverse Madison neighborhood with access to Middleton schools
High Point Estates is located on Madison’s southwest side just north of Elver Park, close to the Beltline Highway and major shopping centers. “It’s a diverse and interesting mixture of people and professions,” says Bob Winding, a Realtor/Broker with Winding Real Estate Group at First Weber Realty, who is also a longtime resident of the neighborhood. “It is one of the most diverse neighborhoods in Dane County.” The neighborhood is also sought after because of a peculiar bit of school district zoning. “It has Middleton-Cross Plains schools even though it is smack dab in the middle of the southwest side of Madison, so that is a big selling point,” says Kietra Olson, Realtor with Realty Executives Cooper Spransy.
Large, well-maintained homes and an active neighborhood association
Homes in High Point Estates tend to be large and were built in the late 80s and early 90s. Common architectural styles include New Traditional, Colonial Revival and ranch homes. Most homes cost between $600,000 and $850,000, though some larger outliers can reach over $1 million. “We have very few straight streets,” says Mary Beth Growney-Selene, the vice president of the High Point Estates Homeowner’s Association. “The cul-de-sacs allow for privacy while, at the same time, they provide for great walking areas and engagement among neighbors.” While the homeowner’s association is voluntary to join, neighbors tend to be invested in maintaining the area. “People are actively trying to ensure the neighborhood’s beauty is maintained,” Winding says. Townhomes are also available along McKenna Boulevard, and cost between $250,000 and $275,000.

Middleton schools among the highest rated in Wisconsin
Students in High Point Estates can attend the Middleton-Cross Plains Area School District, rated an A-plus by Niche. “Middleton is an award-winning school district so it’s very desirable from that standpoint,” Winding says. Elm Lawn Elementary earns an A from Niche, as does Kromrey Middle School. Middleton High School earns an A-plus. Niche ranks Middleton High School 2nd among public high schools in the state of Wisconsin for college prep, 3rd in the state for STEM education and 4th overall for best public high schools in Wisconsin.

Disc golf, skating and sledding at Elver Park
Elver Park offers an 18-hole disc golf course, hiking trails, plus an ice rink and one of Madison’s biggest sledding hills amid its 250 acres. “High Point Park, within the neighborhood, is used extensively by our multigenerational community,” Growney-Selene says. That park features fields, a playground and a basketball court. Just across the Beltline Highway are Marcus Point Cinema, and Urban Air Adventure Park, an indoor trampoline center.

Woodman’s Food Market is an employee-owned business
West Towne Mall is about 1 mile north on Gammon Road. “I think they have some pretty great plans for the next phase of West Towne,” Winding says. Woodman’s Food Market, at the corner of Watts and Gammon, is an employee-owned grocery store that offers a huge selection of produce and other groceries, often at a lower cost than other stores. While chain restaurants dominate Madison’s west side, some locally owned options do exist. “Otto’s Restaurant and Bar, and Delaney’s Steakhouse, are both really interesting and wonderful,” Winding says. “I wouldn’t count the west side out yet.”

8 miles to downtown and right by the Beltline
High Point Estates is bordered by High Point Road and Gammon Road. The neighborhood’s location is a selling point. “It’s very close to everything on the west side,” Winding says. The Beltline Highway has an interchange at Gammon, under 2 miles from the neighborhood. Downtown Madison is about 8 miles away via Mineral Point Road. The Dane County Regional Airport is 16 miles away. UW Health’s University Hospital is about 6 miles northeast.
Homeowner’s Association puts on neighborhood events
The High Point Estates Homeowner’s Association puts on several events throughout the year. “We have an annual garage sale, host a back-to-school social in the park in early September, and hold a fall festival party in early November,” Growney-Selene says. “All families are invited to attend. There’s great interaction and the opportunity to meet and make new friends.”
