Nakoma is known for its historic homes and a private golf club
Among Madison's West Side communities, Nakoma stands out for its collection of historic homes from the first half of the 20th century, properties that helped the neighborhood earn a spot on the National Register of Historic Places. The private Nakoma Golf Club, founded in 1921, has long been a major attraction in the community, which was originally designed as a country club suburb. The University of Madison-Wisconsin Arboretum is right next door, and a few other golf courses are right down the street. Plus, Monroe Street and U.S. Route 18 connect Nakoma to popular shopping and dining hubs in the area.

Older homes with unique styles
“When someone thinks ‘old Madison,’ Nakoma is a very desired area,” says Kelley Muselman, a Realtor with Realty Executives Cooper Spransy’s Minter Team. “It’s going to be a lot of older homes and very unique styles.” Most of Nakoma’s homes were built in the first half of the 20th century, featuring Tudor Revival, Colonial Revival, Cape Cod, Craftsman and ranch styles, among others. The fine array of Period Revival homes put the neighborhood on the National Register of Historic Places. “It’s one of my favorite places to drive through, just to look at all the different houses and see the area,” Muselman says.

Homes here sell for much more than in neighboring communities
Nakoma’s homes vary in size and price as much as they do in style. Single-family properties smaller than 2,000 square feet run from the high $400,000s to the low $900,000s, while larger homes can sell from the low $700,000s to $1.4 million. Nakoma’s median sale price of $883,000 is more than double the citywide median and much higher than neighboring Dunn's Marsh. “It’s a highly desired area just because of the uniqueness,” Muselman says. “It’s just so different from the new neighborhoods in that area.”
Golfing and hiking are major parts of living in Nakoma
In addition to the private Nakoma Golf Club, the nearby Odana Hills Golf Course is open to the public for golfing and, in the winter, cross-country skiing. The sprawling UW–Madison Arboretum includes 20 acres of trails, giving hikers and cyclists plenty of space to explore the preserved natural habitat. Several small green spaces, including the open field at Hiawatha Circle Park and the playground at Nakoma Park, are scattered throughout the neighborhood.

Students can choose local public schools or a private K-8 one
Students are zoned to attend the highly rated Madison Metropolitan School District, including Thoreau Elementary School and Cherokee Heights Middle School within the neighborhood. Wisconsin’s school choice policy means that students can also opt to apply for other public schools within the MMSD, or to charter and voucher-backed schools like the neighborhood’s own Madison Waldorf School, which serves grades K to 8.

Downtown Madison is accessible by bus, car or bike
Commuters have plenty of options for reaching Downtown Madison: It’s a 4-mile drive, or commuters can take the bus on Metro Transit’s D-line or bike down the Southwest Commuter Path. The UW-Madison campus and its university hospital are less than 3 miles away.
Nakoma hosts annual service and music events
The Crawford-Marlborough-Nakoma Neighborhood Association connects residents through service events like community gardening, food drives at the middle school and sponsoring the annual Make Music Madison live music event, part of which occurs at the local Westminster Presbyterian Church.
West End retail and restaurants are close by
Nakoma’s location next to U.S. Routes 14 and 18 and Monroe Street connects it with some of the West End’s most popular shopping and dining outlets:
