Regent offers a suburban feel close to downtown Madison

A stroll down Regent’s thickly forested streets might convince you that you’re far from the action of Downtown Madison. However, during football games, some residents can hear the roar of Badgers fans cheering from nearby Camp Randall Stadium. Others live across the street from the University of Wisconsin-Madison and its hospital. University Avenue offers a quick 10-minute drive downtown, and nearby Monroe Street is a go-to for local shops and restaurants.

One of the first housing developments on the West Side

Originating as a streetcar community in 1897, Regent was among Madison ’s first West Side developments. “That’s an older area. That’s more like 1900s, 1910s to 1930s when the houses were built,” says Kathy Smith Epping, a Realtor with Restaino & Associates. “They’re mostly Colonials and some bungalows. It’s also very quaint and picturesque.” Housing options include:

  • Single-family homes below 2,000 square feet, which sell from the high $300,000s to the high $700,000s
  • Houses between 2,000 and 3,000 square feet, which go from the high $600,000s to the mid-$1,200,000s
  • Properties above 3,000 square feet, running from $1.1 million to $1.6 million
  • Condos and townhouses from the high $200,000s to the mid-$300,000s

Cheering from Camp Randall Stadium adds excitement to the neighborhood

“You’re probably eight or nine blocks from the stadium in that neighborhood,” Smith Epping says. Football is an especially big deal for Regent residents. “On game day, you can hear the crowds if they score a touchdown or if they make a bad play, and you can hear the band,” Smith Epping says. “There’s always kids out selling lemonade and cookies on game day.” Parking also has some winners and losers on game day. “A lot of families live in that neighborhood and park cars for football games — $25 to $30 a car, then they pull in and tailgate right there in the front yard,” Smith Epping says.

Local parks offer ice skating, sunset views and miles of hiking

Though Regent doesn’t have a large neighborhood park like nearby communities, the small Hillington Green Park offers activities for every reason. In addition to its basketball court and playground, it also includes a skating rink set up by neighborhood volunteers in the winter. Residents can also drive a few blocks over to Hoyt Park to toast marshmallows at the sunset overlook, or they can go for nature walks at the sprawling UW-Madison Arboretum and at Picnic Point on Lake Mendota. The free Vilas Zoo is less than 3 miles away. Golfers can play at the private Nakoma Golf Club or open-to-the-public courses like The Glen Golf Park and the Odana Hills Golf Course, each a few blocks from the neighborhood.

Regent Street has a handful of local businesses

Though downtown and Monroe Street’s shopping and restaurants are a short drive away, Regent has a local small-business scene. “There’s a small, little one-block retail area that’s a draw,” Smith Epping says. “There’s the Regent Street Co-op that’s been there for years. There’s a little sub shop, a new independently owned bookstore in that little stretch of Regent Street.” Milio’s Sandwiches has been a Madison fixture since 1989, baking its bread in-house. Café Domestique gives residents a place to grab a hot drink and a pastry. Café MiMi sells Korean-style lunchboxes, sushi and snacks to-go. Highland Avenue also includes a few eateries, like the cozy Ice Cream Social boutique and the art deco-themed Blue Moon Bar & Grill. Monroe Street, a few blocks away, is home to the local Trader Joe’s supermarket and popular restaurants like Gates & Brovi.

Local public and private schools are each within walking distance

Students in Regent are zoned for the Madison Metropolitan School District, and the neighborhood has public and private options. “There’s a couple of grade schools that anchor the neighborhood: one is Randall, which is a public elementary school, and the other is Blessed Sacrament, which is a parochial 3K-to-8,” Smith Epping says. Highly rated West High School sits in the heart of Regent. Highly rated private options are also close to home, including the Wingra School, Edgewood High School of the Sacred Heart and Edgewood University.

Regent is next to downtown and UW-Madison

Regent is surrounded by major employers and landmarks. Capitol Square is a 3-mile drive or a 15-minute Metro Transit bus ride, while UW-Madison is just across Campus Drive and its hospital is a mile north. Cyclists are close to the Southwest Commuter Path, which connects to the rest of the city.
