Condos and classic homes
Residents of Sherman Terrace occupy one of the neighborhood’s condominium or apartment complexes or one of the few waterfront homes that can be found where the neighborhood meets Lake Mendota. Condo units have recently sold between $160,000 and $200,000, often featuring modern kitchen appliances, fresh flooring and paint among other amenities. The neighborhood’s waterfront homes were built between the 1930s and 50s and feature private docks.

Easy access to downtown
Sherman Terrace is conveniently located under 3 miles from the downtown Madison area, allowing residents easy access to various city amenities. Public transportation through Metro Transit is also available, with several stops along East Johnson Street and Fordem Avenue.
Local shops and eateries
Head down Fordem Avenue and stop by JiggyJamz Records and CDs to listen to live mixing or to pick up a new vinyl for your collection. Spend the day at the park
Locals of Sherman Terrace can enjoy the fresh air at Filene Park where you can have a picnic under the shade of the park’s tall trees or cast a line from the water’s edge. Bordering the park to the east you can find the Tenney Park Boat Launch where boat owners can launch for a day out on Lake Mendota. Across the street, paddlers can launch their canoe or kayak for a drift down the flowing Yahara River.

Madison Metropolitan Schools
Young learners in the area will likely start their education at Emerson Elementary School, part of the Madison Metropolitan School District with an A-minus overall Niche grade. Named after the famous poet, Emerson Elementary has a Music con Brio program that offers instruction in violin, cello and piano among others. Students will then head to Sherman Middle School, which has an A-plus diversity grade on Niche and a student-teacher ratio of 14-to-1. Madison East High School is the last stop for students, offering an Academic and Career Planning program for students along with a B-plus Niche grade.
