Spring Harbor puts green suburbia between two downtown shopping areas

Spring Harbor, at Madison ’s northwest corner, puts residents halfway between Middleton's large shopping centers and the college, entertainment and employment scenes of Downtown Madison. It’s named for an old medicinal spring along Lake Mendota, and nature still plays a major role in shaping the neighborhood’s appeal. Houses have lush front yards, dense trees separate homes and offer shade and lakefront parks offer beaches and boat launches.

Homes in the neighborhood vary greatly in size, style, price and age

The completion of University Avenue in the 1930s and the homebuilding boom of the 1950s transformed Spring Harbor's farmland into a suburban community with plenty of foliage. The neighborhood’s bungalow, ranch-style and split-level homes were mostly built from the 1950s to the 1980s, making them newer than most properties in nearby Glen Oak Hills and Sunset Village. Plenty of houses have private boat launches on Lake Mendota. “Overall, sales in the area are pretty limited, maybe five to six homes a year if you’re lucky,” says Matt Silvern, a Realtor with Restaino & Associates. “Turnover is pretty low, but some great opportunities. There’s been a lot of really nice rehab work that’s gone on in the area.” Housing options include:

  • Condos and townhouses, which range from the low $100,000s to the mid-$500,000s
  • Single-family homes below 2,000 square feet, which go from the low $200,000s to the high $500,000s
  • Single-families between 2,000 and 3,000 square feet, selling from the mid-$500,000s to the mid-$800,000s
  • Homes larger than 3,000 square feet running between $1,000,000 and $3,000,000

University Avenue is full of local and chain retailers and eateries

University Avenue is not only what residents use to get downtown; it also leads to both local and brand-name shopping and restaurant options. “It’s a short drive to Hilldale, which has tons of services, tons of stores and retail,” Silvern says. "The Hilldale Shopping Center and its neighboring plazas put grocery options like Whole Foods, Target and Metro Market — plus diverse restaurants — a few blocks away. Everything from Target to Apple to grocery stores.” The Original Pancake House, in business for nearly 40 years, serves pancakes, waffles and other breakfast classics until lunchtime. Spring Harbor is also less than 3 miles from downtown Middleton, which has its own restaurant scene, and from the many shopping hubs along U.S. Route 12. Though they’re not a part of nearby malls, small eateries like Oakcrest Tavern on Old Middleton Road and Imperial Garden Middleton near Marshall Park are also a few blocks away, offering spots for Friday fish fries or Chinese food.

Spring Harbor's parks are within walking or biking distance

Several parks surround Spring Harbor, offering outdoor activities from sports to hiking. “It’s a nice walking neighborhood too, because you’re going in and around the lake,” Silvern says. “There’s some bike paths that intersect there.” Spring Harbor Park includes a playground, basketball court and paved walking paths that connect the green space to a public boat launch on Lake Mendota. “The closeness to the lake, the parks and the greenery in the area is really quite wonderful,” Silvern says. “There’s just so much activity on Lake Mendota throughout the year, with access for boats, bikes and folks.” Nearby Merrill Springs Park is the site of the medicinal spring that gave Spring Harbor its name, and its stone benches and 1930s cistern make it a scenic local spot for picnics near the lake. Marshall Park, a block north of the neighborhood, invites residents to rent kayaks and swim during the summer or ski on the frozen lake in the winter. Spring Harbor is also close to the 97-acre Owen Conservation Park, where plenty of hiking trails immerse visitors in bird, turkey and deer habitats.

Students can attend public schools or a local, classical academy

Students can attend the highly rated Madison Metropolitan School District, including the local Spring Harbor Middle School. The state’s school choice policy means that students can also apply to public schools outside their attendance zone or to charter and voucher-backed schools. A nearby private option is the Charis Classical Academy, which offers an Ancient Greek-inspired education focused on teaching grammar to elementary schoolers, logic to middle schoolers and rhetoric to high schoolers.

Madison and Middleton's downtowns are a short drive away

Downtown Madison commuters can drive down University Avenue to reach Capitol Square within a 5-mile journey, while Metro Transit’s F-line buses offer a 30-minute trip. Health care is close by at the UW Health University Hospital, 3 miles away. “If you head west 10 minutes, you’ll be right into Downtown Middleton, which has seen just an absolutely beautiful resurgence,” Silvern says.
