Madison is a vibrant city that sits near five lakes, and Westside sits near its suburban outskirts, a product of the massive influx of residents that have moved into the city in the last 30 years. Westside is only 11 miles out from the city's center, Capitol Square, giving residents a quieter lifestyle while still being able to quickly get into the heart of Madison. "I've been living in Madison since 1978 and absolutely fell in love with this place. Eastside has more of a commercialized, quirky vibe, but Westside is much more suburban," says Ellen Werdan, a local Realtor with Restaino & Associates who's been selling homes for nearly two decades. "I'd say Westside is like an old bedroom community that's really grown. We have a lot of young professionals living there, especially people who work for health care or at the University of Wisconsin."

A wide mix of home styles and price points
Westside is pocketed with cul-de-sacs and small subdivisions, some residential roads leading into quiet, tree-shaded pockets. "Houses have really retained their value. Our market has been blessed to stay very stable," Werdan says. "There's also a huge variety in architecture. The downside is that Westside prices have increased in the past five years because of so many people moving in." Condos and contemporary townhomes typically sell between $90,000 and $350,000, while New Traditional homes, classic split-levels and ranch-styles sell for $360,000 to $450,000. Large contemporary homes sell for $500,000 to roughly $900,000, with some custom properties even hitting the $1 million mark, though those are rarer to pop up on the market.

Big-box stores, national retailers and local restaurants on north side
On the community's north side is one of the city's largest commercial areas, with several retail plazas clustered around Route 14. There are several big-box stores, such as Walmart and Target, alongside grocery stores, national retailers and chain restaurants. Interspersed with the chains are a scattering of locally owned restaurants, from the traditional American fare and draft beer at RP Adler's Pub & Grill to the eastern Tibetan dishes at the family-owned Tibet Kitchen. "People from every neighborhood in Madison will head downtown to Capitol Square on Saturday mornings for the Dane County Farmers' Market," Werdan says. "It only shuts down for the winter. It's enormous and so much fun."

Westside schools offer early college and career experience
Kids in Westside have several schooling options with the Madison Metropolitan School District, and the community is zoned to a few different schools depending on location. Most will head to either Stephens Elementary or Olson Elementary, both of which receive a B-plus from Niche. Students typically funnel into Toki Middle School, which has a B-minus, before moving on to A-rated Vel Phillips Memorial High. High school students can attend the internal Early College STEM Academy and earn college credits in partnership with Madison College. Memorial High also offers real-world learning opportunities for 16 different career clusters, and students can get this experience in various ways, from internships to independent research.

Westside has several parks and recreational areas scattered throughout the community, ensuring residents in each neighborhood corner are close to a maintained green space. "The whole city has bike lanes and trails that interconnect, so people do a lot of biking around here," Werdan says. Elver Park, at an expansive 250 acres, is one of the most popular spots in the area to head outdoors. During the warmer months, locals head to Elver Park to take their kids to the playground, rally on the pickleball and tennis courts and compete at the disc golf course. When snow piles up in winter, the park is popular for cross-country skiing, snowshoeing and sledding.

Major roads and bus routes make commuting easy
Several neighborhood roads connect to major city routes, including routes 14 and 18. Both are essential for getting around Madison, and lead to connection ramps for Interstate 94. "We're perfectly triangulated between Milwaukee, Chicago and Minneapolis, so if you want to get to the big city, you can easily do that," Werdan says. The City of Madison Metro Bus has stops on several roads throughout the community. Westside's proximity to the city center means residents are only 7 miles from UW Health University Hospital, Madison's most prominent medical center.
