Surrounded by miles of rural Arkansas fields, Magnolia is a small city of 11,000 that locals say has a lot of heart. “Magnolia is the perfect blend of charm and affordability, but is still within close reach of the amenities of larger towns like Texarkana and Shreveport,” says Misty Bohannan, a local Realtor with Magnolia Group Real Estate Professionals. “Our town offers a strong sense of community and a slower pace of life that people seem to be looking for.” In this seat of Columbia County, many locals find employment in education, manufacturing and healthcare.

Affordable price points and generous acreage

Homes in Magnolia were primarily built in the early-to-mid-20th century. “Our local housing market presents opportunities for both buyers and sellers depending on their objectives. I think the most exciting part is that people and businesses are investing in Magnolia," Bohannan says. The median sales price is $197,500, significantly lower than the national average. Single-family homes selling at the higher end, between $250,000 and $300,000, are often near Southern Arkansas University.

Flying out of Texarkana Regional Airport

Magnolia has several main roads intersecting it. Major thoroughfares include U.S. Highways 82 and 79 and Arkansas Highways 19 and 355. The closest airport serving commercial flights, specifically Southern Airlines, is 27 miles east at South Arkansas Regional Airport. Texarkana Regional Airport, 50 miles away, offers more options. The city has several small medical plazas, but centrally located Magnolia Regional Medical Center is the leading general hospital.

Nature education at Logoly State Park

The Magnolia Parks and Recreation Department maintains five parks within the city proper. Just 9 miles west is the 3,000-acre Lake Columbia, a popular area for boating and fishing. To the north is Logoly State Park, the first in Arkansas to focus on environmental education. The old-growth forest spans 370 acres and has multiple trails and a visitor’s center with interactive exhibits.

Vibrant murals in downtown Magnolia

Along Main Street are intricately painted murals on the brick facades of downtown buildings, highlighting Magnolia’s history and heritage. Anchored by the Columbia County Courthouse in Court Square, Main Street and the surrounding blocks are lined with the city’s most beloved local shops and eateries, with the fountains and flora of Cecil Traylor Wilson Garden providing a scenic place to rest. Most shopping centers with big-box stores, retailers and grocers are located on the city’s east side.

Competitions and community at the Magnolia Blossom Festival

Magnolia is especially known for one large-scale festivity, a centerpiece of the Magnolia Blossom Festival each May. The World Championship Steak Cook-off and festival draw nearly 50,000 attendees for the art show, live music and, of course, lots of chargrilled steaks. "You can always find something going on at Magnolia Arts: plays, musicians or even a Family Bingo Night," Bohannan says. "And football season at SAU brings out the 'Mulegaters' on Saturdays in the fall."

The city is served by the Magnolia School District, which earns a B rating on Niche. The school pipeline has only two public elementary schools and a main junior and high school. Private options in Magnolia include the faith-based Columbia Christian School. Southern Arkansas University is a public four-year institution on the city's north side.
