Magnolia is a rural enclave in central Delaware

For over a decade, the Magnolia Restaurant has served three meals daily under one of the few traffic lights in Magnolia itself, a rural community in central Delaware. The lone eatery embodies the quaint feel of the area, where rolling farmland blends with subdivisions just south of Dover. Magnolia's main intersection is surrounded by quiet landscapes and single-family homes, and locals look to the community for an escape from the city. “Magnolia proper is probably one of the smallest towns in the area,” says Maggie Haass, a co-owner and broker with Burns & Ellis Realtors. “It is literally just one stoplight and a diner at that intersection, but Magnolia is the whole area surrounding the downtown.” Magnolia retains its serenity while continuing to grow, with several developments under construction. It is also popular with military families due to its proximity to Dover Air Force Base.

Single-family homes and new constructions in Magnolia

Many homes in Magnolia are single-family properties located in subdivisions, which are interspersed throughout the community. “There are just larger hopes and lots of new constructions in Magnolia,” Haass says. “There are colonial-style homes, contemporary homes and modern farmhouses, for the most part.” Contemporary homes tend to have ranch-style or Craftsman architecture.

Many were built after 2000 and are mostly in the Magnolia Estates and the 55-plus K. Hovnanian’s Four Seasons at Hatteras Hills subdivisions, both of which are still in development. “Magnolia is known for big subdivisions with some amenities within them, like pools and clubhouses,” Haass says. Magnolia Estates offers a playground and gazebo, while Hatteras Hillas has a clubhouse and walking trails. Prices in Magnolia typically range between $350,000 and $600,000.

Traveling around central Delaware

Delaware State Route 1 runs along the east side of Magnolia and is a main thoroughfare in eastern Delaware. Dover, the state capital, is less than 10 miles north of central Magnolia. “It is excellent for commuters,” Haass says. “Lots of people live in Magnolia, then jump on Route 1 and work in New Castle County or Dover. Everything in Delaware is pretty close together.” Wilmington is about 60 miles north. Major cities, like Baltimore and Washington, are each over 90 miles west. DART buses have stops along Main Street. Bayhealth Hospital Kent Campus is around 7 miles north of central Magnolia.

Students from Magnolia attend four area schools

Kids can start at Star Hill Elementary School, which receives a C-plus from Niche and serves pre-kindergarten and kindergarten. Allen Frear Elementary garners an A rating and has been recognized as both a National Blue Ribbon School and a State Title 1 Distinguished School. F. Magnolia has green spaces close to the community

On the north end of Magnolia, Jonathan’s Landing Public Golf & Event Venue has a public, 18-hole course. “It's a very nice golf course,” Haass says. “It has a nice clubhouse you can rent for events, and it has a restaurant and bar.” Portions of the Ted Harvey Conservation Area, which encompasses more than 2,500 acres, are close to Magnolia. Locals can walk its trails, as well as fish and hunt in certain areas. North of Magnolia, the Little Creek Wildlife Area has almost 5,000 acres of land open for fishing and hunting. Pickering Beach and other shoreline landmarks are under 10 miles east.

Local dining at the Magnolia Restaurant

The Magnolia Restaurant has been at the intersection of Main and Walnut since 2014. It offers breakfast, lunch and dinner seven days a week, with its menu ranging from breakfast specials to sandwiches and salads. Locals can head up the road to La Ortolana Pizza & Ristorante or to order Chinese food at Jade Garden. The southern outskirts of Dover are about 5 miles up the road, so diners have a quick drive to more spots. The Brick Wood Fired Eats, colloquially known as “The Brick,” has pizza and sandwiches, while Tomeka’s Homestyle Eatery serves comfort fare like wings and seafood. A Food Lion close to the air force base is the closest major grocery outlet, around 5 miles north.
