Small suburb with a small-town atmosphere
Named for the magnolia trees that grow in this area of Camden County, Magnolia is comparable in size to the budding flower. The borough’s motto, One Square Mile of Friendliness, reflects how people in this small town often know each other well. “We really are what the motto says,” says Shelly Wilson, Magnolia Councilwoman who has lived in the borough for 48 years. “We’re a very tight community. A lot of our residents have grown up in town and remain here. And those that move away, our atmosphere brings them back.” Locals use the two main roads that run through the area, Atlantic Avenue and White Horse Pike, to make their way to less busy side roads featuring older homes and neighborhood parks adorned with trees of the neighborhood’s namesake.

Established ranch and colonial homes
Sidewalks line the gridded residential sections of Magnolia, where homes built in the mid-1900s feature well-maintained front lawns and fenced-in backyards. Housing styles range from ranch-style and bungalow with Craftsman flair to Foursquare and colonial with Victorian architectural influences. These single-family dwellings, many with recent interior and exterior updates and muted colored vinyl, range from 1,000 to 2,000 square feet and between $200,000 and $400,000. “Magnolia is a more affordable area to live in comparison to the surrounding towns because the houses are smaller and older,” says Michaela Hartery, a Realtor at Hometown Real Estate Group with nearly 30 years of experience selling homes in the South Jersey area. “It’s great for first-time homebuyers.”

Fresh air and festivals at Albertson Park
A few neighborhood parks serve Magnolia residents, with Albertson Park being the most popular. “Mayor Cowling Carson, a community-minded person, spearheaded the complete renovation of Albertson Park that finished in April,” Wilson says. “There’s new playground equipment, a new gazebo, and we added a dog park for both small and large dogs.” This park hosts several neighborhood traditions, including the Fourth of July Fair, Easter egg hunts, breakfasts with Santa and Memorial Day celebrations. “Our two other parks, Billy Tavener Park and Landin Park, are next on the list to be renovated,” Wilson says. “And town residents rent out our community center, which is booked until December.” This indoor recreation space is also used for pickleball games and Girl Scout meetings. Next door, the Magnolia Little League plays at Richard Michielli Park, complete with a walking track.

Eating and shopping on White Horse Pike
Centrally located along Atlantic Avenue, The Water Ice Factory is a locally cherished cooling escape that offers more than 36 shaved ice flavors. “They’re phenomenal and have been there for decades,” Wilson says. “The owner has a cart that he’ll bring to community events, like for Fourth of July.” Down the road, Somerdale Cold Cuts is another popular spot offering counter-serve sandwiches. Residents head to White Horse Pike to run errands or stop into the local bar, Laughing Fox Tavern. There, they can indulge in burgers or pasta and sip on cocktails while the occasional live band serenades them. Up the road is one of the remaining seven McDonald’s eateries with a single arch. Nearby, Produce Junction provides grocery convenience. For more shopping and entertainment options, Cooper Towne Center is an open-air mall with a Cinemark theater and Walmart Supercenter. “We have a redevelopment plan on White Horse Pike,” Wilson says. “We’re trying to get more businesses to come to Magnolia. It’s our main goal for our town’s economic development.”

Low student-teacher ratios in Magnolia schools
Public school students living in Magnolia begin with an 11-1 student-teacher ratio at Magnolia Public School, a kindergarten through eighth-grade school with a C Niche grade. They can then progress to a 13-1 student-teacher ratio at Sterling High School, which receives a B. “One thing to know about Magnolia is that we love our children,” Wilson says. “No matter where a child goes, someone will know who they are and keep an eye out for them. It’s a great place to raise children.”
Sterling High School serves nearly 900 students from the Camden County area.
Magnolia Public School has a student teacher ratio of 10 to 1 according to Niche.

Town history at Magnolia Train Station
Sitting at the heart of the borough is the historic Magnolia Train Station. Owned by the Magnolia Historical Society, the quaint station is open once a month for visitors to explore old memorabilia, including toys, tools, photos and maps. “It’s a direct replica of the train station that was active in 1910,” Wilson says. For those looking for Sunday worship, Magnolia is home to several Christian-denomination churches.

Commuting to Philly on Interstate 295
Commuters can hop onto White Horse Pike, also referred to as U.S. Route 30, and merge onto Interstates 295 and 76 to land in Center City in about 12 miles. “Magnolia is conveniently located just 15 minutes from Philadelphia and maybe 45 minutes from Atlantic City,” Hartery says. For those without a car, several NJ Transit bus stops are peppered along White Horse Pike.
