The neighborhood has numerous residents-only amenities, including a playground, a covered basketball court, baseball and softball diamonds and a soccer field. Since deed restrictions allow residents to own one horse per acre of land, there are also riding trails that snake through the community, and an equestrian center for events. There’s also a beach park on Indigo Lake, with a sand volleyball court, picnic pavilion and a boat ramp available. The lake itself is a popular spot for locals to go fishing, swimming and kayaking. Locals are also a few miles from the public High Meadow Ranch Golf Club, offering an eighteen-hole course with a practice facility, a 3,000-square-foot enclosed pavilion for events, and Ogie’s Grill for dinner and drinks after a day on the links.

Indigo Lake Estates features Craftsman and Contemporary-style single-family homes along tree-lined streets, with many residences situated on large lots ranging from one to five acres. Since this is a deed-restricted community, homeowners must adhere to the housing covenants and local HOA rules regarding the use of their land. “There are covenants that require the HOA to approve the minimum square footage and materials used for homes, but buyers can work with any builders they want,” says Schroeder. Home prices range from $600,000 to $1.2 million, varying by square footage and lot size.
Magnolia Independent School District serves the community and is ranked by Niche as the third-best school district in Montgomery County. Students can attend Nichols Sawmill Elementary School, which receives a B rating from Niche. Magnolia Intermediate School and Magnolia Junior High School both have B-plus ratings, and Magnolia High School West gets a B. The high school offers a wide variety of advanced academic programs for high-achieving students, including the International Baccalaureate program, Advanced Placement courses, and OnRamp dual enrollment classes with the University of Texas.
Locals mainly shop in Magnolia and Tomball
Though there are no commercial businesses within the neighborhood, Magnolia offers supermarkets and local restaurants just 4 miles north. Locals can order enchiladas, fajitas and mezcal margaritas at Blue Iguana Taco House, or grab groceries from Brookshire Brothers. Tomball is a 14-mile drive east and hosts Tomball Town Center, where locals can browse Lowe’s, Target and Kroger.
Commuters can reach Houston in about an hour
Residents of Indigo Lake Estates are largely reliant on cars for transportation due to the limited public transit options available. Houston is 47 miles south along U.S. Interstate 290 or the Tomball Tollway, which takes a little over an hour to reach. “Residents work in many different places here,” says Schroeder. “Some work from home, and some work in Magnolia, the Woodlands, or Houston.” George Bush Intercontinental Airport is 40 miles east of the neighborhood for flights, and the nearest hospital is the Houston Methodist Emergency Care Center in Magnolia, just a few miles north.
