The Waitts Mount neighborhood stretches from the massive Pine Banks Park down past the area’s namesake mountain, the highest point in Malden, Massachusetts, with views of the skyline of Boston, located about 8 miles south. But there’s more than scenery in this neighborhood, which has two of Malden’s premier parks and proximity to its thriving downtown. “There’s been huge development in the downtown,” says Kristin Gennetti, a Realtor and team leader with the Kristin Gennetti Group, part of Century 21 North East. “They revitalized it and redid city hall. There’s lots of new shops and restaurants down there, too.” Residents also have access to multiple transportation options. The area is highly desirable, with an extremely fast-moving housing market.

High demand for older homes in varied styles

The median build year in Waitts Mount is 1920, so many homes are on the older side, with designs that include American Foursquares, Craftsman-style houses and Colonial Revivals. Homes rarely go on sale here, and when they do, they get snapped up quickly: Properties stay on the market an average of six days, a fraction of the national figure. “We might put a house on the market on Thursday, have an open house that weekend with a Tuesday offer deadline, and sure enough, we get two offers, and it's gone,” Gennetti says. Prices for single-family homes range from $565,000 to $950,000. Much of the area comprises condos, with over a third of the neighborhood’s square footage featuring such homes, though there is limited recent sales data on them. The only condo sold in the past year went for $625,000.

Local eateries line revitalized downtown Malden

Residents out enjoying Pine Banks Park might stop at the nearby Jitters Café or Bobby C’s Italian Ristorante on Main Street. Downtown Malden is home to tons of eateries, such as Thaiger Den Refined Thai Cuisine and Mystic Station, which serves American fare. “They do a really cool thing at Christmas time called Miracle at Mystic Station,” Gennetti says. An annual pop-up at Mystic Station with holiday-themed cocktails, the Miracle has run for over a decade. Faces Brewing Co. pours craft pints and serves pizza, tacos and more. Stop & Shop is the nearest grocery option, a little over a mile away.

Citywide events bring out the community throughout the year

Malden is home to St. Rocco’s Feast, an annual event that features processions from local organizations, live music and vendors. It typically takes place in August. Porchfest arranges for local musicians to play at people’s residences all around Malden. And Halloween brings people with kids flocking to downtown. “We do a big Halloween trick-or-treat in the downtown where all the businesses participate,” Gennetti says.

Malden schools serve a diverse student population

Malden Public Schools is known for its diversity, with Niche ranking it as the most diverse school district in Massachusetts. The Malden Early Learning Center serves children from ages 3 to 5. It does not have a Niche rating. Forestdale School is a Kindergarten through 8th-grade school that earns a B-minus, while Malden High School earns a B-plus. Students at Malden High can avail themselves of a curriculum that includes Advanced Placement classes.

Scenic views at Waitts Mount Park and nearby recreation areas

Waitts Mount Park offers a steep climb in the neighborhood’s center, though the views from the top are worth the trip for many residents. “Waitts Mount Park was revitalized in the last few years,” Gennetti says. “There are views of Boston, and you can watch fireworks from up there.” Pine Banks Park, 107 acres of trails, woods and sports fields, stretches across the neighborhood’s northern section, just past the Forest Dale Cemetery. Holland Memorial Pool is a public pool that the city opens from late June through August. For indoor activities, downtown has the Malden Gaming District, hosting businesses that offer escape rooms, online gaming and tabletop games.

Interstate 93, rail stations and a bike path that runs to the ocean

Getting around the Boston area is convenient from Malden. The city center is about 8 miles south, and Logan International Airport is about 10 miles away. The Haverhill and Orange line trains stop at Malden Center Transit Station, about a mile from the neighborhood, and buses run along Main Street and Salem Street. Major highways nearby include Interstate 93, which can be accessed about 3 miles west, and U.S. Route 1, about 3 miles east. CHA Everett Hospital is under 3 miles away. The North Strand Bike Path runs near downtown Malden, and cyclists can take the trail from the Mystic River through several communities and all the way to the ocean.
