Luxury enclave of mostly oceanfront homes
Named for the three-mile road it follows, Malibu Road is a luxury neighborhood of over 250 primarily oceanfront homes that hug the coast and provide a private-beach feel to the lucky few who call this community home. “This is one of the more desirable enclaves in the city because it’s close to the center of Malibu, and you can get around everywhere without touching the Pacific Coast Highway,” says Sandro Dazzan, managing partner of The Agency Malibu. Dazzan was born and raised in Malibu and lived in the neighborhood for several years. “There is great paddleboarding, fishing, surfing and diving along the coast — couple that with proximity to the Country Mart and farmers market. Everything is at your fingertips in Malibu Road.”
Different pricing scales for oceanside versus landside homes
There are two distinct housing areas on Malibu Road — oceanside and landside. The whole area has nice exposure facing due south, so most homes get sunrise and sunset views towards Point Dume. Homes along the beach are on small parcels of land between 50 and 60 feet wide. “The lower-end pricing for a fixer on a wet section of beach will be in the $6 to $8 million range. A premier section with better sand can sell in the $15 to $40 million range,” Dazzan says. “Homes on the landside will be less expensive and on larger lots. They are elevated with great ocean views and go between $4 and $10 million.” While most of Malibu Road is two-story single-family homes with a mix of architectural styles, some high-end multifamily units like apartment buildings and condos are on the northern end.
Several beaches with a private feel and limited public access
Malibu Road is defined by beach access along the seaside homes, which have expansive outside living areas and steps that lead to the waterline. Barry’s Beach, Puerco Beach and Amarillo Beach are among many in the area that have a private feel because public access points are limited. But there's more than just suntanning. “On the far west end of Malibu Road, when you exit onto the PCH, you have access to the hiking and biking trails,” Dazzan says. “You can ride your bike up the PCH to the Backbone Trail, which is almost 70 miles long, or up to Puerco Canyon.” The nearest community park is Malibu Bluffs Park, situated between Malibu Road and the Pacific Coast Highway. The picturesque waterfront park has ocean views and a whale-watching station, in addition to sports fields and a playground.
Malibu High School is nationally ranked
One of the best public school districts in California, Santa Monica-Malibu Unified is graded A-plus by Niche. In nearby Point Dume, kids can attend Malibu Elementary, which is graded A-minus. Malibu Middle and Malibu High School are both graded A. MHS offers an intimate feel, with only 95 students in the 2024-25 senior class. According to Niche, the school is one of the best in the nation for college readiness and subject proficiency.
Walk or bike to the Malibu Country Mart
Much of Malibu Road is within walking or biking distance of multiple commercial areas. "You can park your car on the weekend at your beach house and walk or ride your bike to the beach or Country Mart without even touching your car," Dazzan says. Stock up on groceries at the Ralphs in the Malibu Colony Plaza, which has banking options, retail and restaurants. Nearby, the Malibu Country Mart and Malibu Village Mall are the city's commercial centers. The area is known for boutique shopping and independent dining destinations. Taverna Tony is an airy and open Greek restaurant with picturesque patio seating below lanterns and string lights. Enjoy the belly dancers, live music and big portions of hearty Mediterranean staples. Classic seafood dishes like lobster rolls, fish and chips, and clam chowder are on the menu at Broad Street Oyster Company, a casual venue with panoramic ocean views.
Malibu Road is a quiet and residential street
Malibu Road is quiet and residential and sees very little through traffic. The neighborhood has direct access to the Pacific Coast Highway, which runs north to Oxnard and south to Santa Monica, connecting the entire region. “You can get from here to Santa Monica on the PCH in 15 to 20 minutes without traffic. People who live full-time in LA and want a beach house they can get to quickly are drawn to this area of eastern Malibu,” Dazzan says. The nearest airport to catch a flight is in Van Nuys, about 25 miles northeast, but Los Angeles International has more than twice as many daily routes and is about 40 miles south.
Serious fire risk, but extremely low crime
Buyers in Malibu should be aware of the fire risk. Due to the dry, breezy summer conditions, fire can spread rapidly. In 2025, the Palisades Fire devastated parts of the city. Flooding is also a factor for the homes directly on the beach. Crime risk, on the other hand, is low. Malibu Road's CAP Index Crime Score is a 1 out of 10, compared to 4 nationally.
