Whittier Oaks is close to Manalapan Township's best amenities

Whittier Oaks is a neighborhood in the northern part of Manalapan Township, with single-family homes and the popular Covered Bridge 55-plus condo community. Alan Kurlander is a Realtor, global luxury expert and team lead of The Alan Kurlander Group with Coldwell Banker, who has lived in the township since 1980. “Developments like Whittier Oaks are older,” Kurlander says. “The older the development, the better the location, because years ago, all the land was available. In those days, people were migrating from New York and Brooklyn, and when they saw these houses, they were enormous compared to the standard homes they were coming from.” While people continue to move to areas like Whittier Oaks for the home sizes, Manalapan Township’s highly rated schools and the restaurants along U.S. Route 9 make moving to the area an easy decision.

Single-family homes and 55-plus condos in Covered Bridge

Within Whittier Oaks, the homes closest to Route 9 are condos in the Covered Bridge community. Condos can range from $185,000 to $400,000. Most homes, though, are single-family properties with split-level or ranch-style designs and moderate yards. Prices usually fall in the $555,000 to $795,000 range, but larger homes in the north part of the community have sold for $830,000 to almost $1.3 million. "We have an enormous amount of clientele that comes from Brooklyn and Staten Island," Kurlander says. "The market in central Jersey, some areas are softening, but we’re not. We’re very strong, and we’re still seeing multiple offers." Homes have long paved driveways with room for multiple cars, and the streets are lined with narrow sidewalks. The CAP Index Crime Score is 2 out of 10, lower than the national average of 4.

Highly rated schools with High Tech High vocational school nearby

Most kids in Whittier Oaks attend Milford Brook School, but some students might go to Clark Mills School. Both elementary schools feed into Manapalan-Englishtown Middle School. All three schools earn A-minus ratings from Niche. Manalapan High School also gets an A-minus, but some students apply to High Technology High School in Freehold, a vocational school that gets an A-plus. Niche also ranks High Tech High as the fourth-best public high school in New Jersey.

Route 9 leads to jobs, retail and Newark

"When COVID came in, everything changed," Kurlander says. "So what happened is people were working from home, but now they’re going in to work, but they may only go in two days a week if they work in the city. Those who are commuting aren’t commuting five days a week." When commuters need to reach Newark, they drive around 34 miles down Route 9, which often takes under an hour. The highway also guides drivers 42 miles to New York City. NJ Transit buses also make stops along Route 9. Some passengers take the bus to the Freehold Raceway Mall. There are diverse places of worship around Whittier Oaks, but the Union Hill Congregation synagogue is in the immediate area, off Union Hill Road.

From Italian at Nonna's Cucino to coffee at California Cold Co.

"I got out into the area in 1980, and it doesn’t compare to what it is today," Kurlander says. "We had very little. We didn’t have supermarkets, shopping or restaurants. Once everyone started coming from the city, Brooklyn, and Staten Island, we got flooded with restaurants and shopping. We have some of the greatest supermarkets in the state, and we have some really wonderful restaurants as well." Pastosa Ravioli is a small store that sells specialty items like pasta and handmade sauce, but most people drive down Route 9 to shop at Netcost Market or up to Whole Foods in Marlboro Commons. Close to home, Dusal's Italian Restaurant and Pizzeria is popular for a sit-down lunch or to order out. Nonna's Cucina off Route 9 is an upscale Italian dinner spot where people can host parties or make reservations for date night. California Cold Co. in the Home Fashion Center has a menu of hot teas and custom coffees.

Maple Leaf Farms is a seasonal destination

Maple Leaf Farms is a garden center and country store right outside Whittier Oaks that opens seasonally. Everything sold at the store is grown on 300 acres behind the building. The country store is always stocked with locally made items, from small-batch candy to handcrafted wind chimes. During the winter, people across the township and beyond walk through the farm’s Christmas Wonderland, which is often full of vintage decoration displays, train rides, and Santa visits.

Community parks near home

Hawkins Road Park is a small green space in Whitter Oaks with fenced-in tennis courts and a playground close to the parking lot. The paved walking trail circles the courts and cuts through a wooded area to two basketball courts and another playground. The nearby public Pine Brook Golf Course has 18 holes and a landscape made for a relaxed round of golf. In the south half of the township, the Monmouth Battlefield State Park has historic walking trails and an annual recreation of the Battle of Monmouth. The Manalapan Recreation Center is the largest green space, with athletic fields, a splash pad and space for the always-popular Manalapan Day festival in June.
