Leaving New York for Yorketown
Manalapan Township has become an oasis for New Yorkers looking for a place to live with more breathing room between neighbors, spacious homes and highly rated schools. Yorketown offers all three. Gail Szeluga and JoAnna Siminerio, Realtors with Coldwell Banker Realty, have been selling real estate for over 20 years. Both say COVID-19 caused many people to leave New York for the neighborhoods like Yorketown. Siminerio and Szeluga also point out that the schools are major draws.
Highly rated Blue Ribbon schools throughout Yorketown
Children attend schools based on their home addresses. “When you ask people which is the best school, they all say the one they’re zoned for,” Siminerio says. “There’s a lot of school pride.” The nearest elementary schools are rated A-minus by Niche, including Clark Mills, Pine Brook School, Taylor Mills and Milford Brook. Manalapan-Englishtown Middle School and Manalapan High School each earn an A-minus. Yorketown also falls in the Monmouth County Vocational School District, where students apply to attend the A-plus-rated Biotechnology High School in Freehold.
Pine Brook Elementary serves the Yorketown neighborhood and is rated A- by Niche.
At the Manalapan High School students may expect to have opportunities for extracurricular activities such as team sports and music.

Split-levels and Colonial Revivals in high demand
Split-level and Colonial Revival homes with large yards are common in Yorketown, and they often range from $775,000 and over $1 million. “The housing market is competitive,” Szeluga says. “You can have a decent home and still get multiple offers. I’ve had online wait lines for some of my open houses.” Townhouses range from $500,000 to $775,000. Narrow sidewalks line the streets, where kids ride bikes and residents go for walks.
The majority of homes in the Yorketown neighborhood are late 20th century colonials or split-levels.
Variations on the traditional layout having a garage on the entry-level, the Yorketown neighborhood has a variety of splt-level houses with wonderful views.

Route 9 leads to New York and Newark Liberty International
Many residents work in New York, and take U.S. Route 9 to the Garden State Parkway toll road. The 50-mile drive to Manhattan takes over an hour. Newark Liberty International Airport is about 35 miles away or a 40-minute drive. NJ Transit buses also run throughout Manalapan Township, traveling to Freehold and Marlboro Township. Sidewalks run in front of St. Thomas More Roman Catholic Church, but the America Burma Buddhist Association temple and the Congregation Bnai Israel – Manalapan synagogue are better reached by car.
Parks built for fun and wandering historic sites
The Manalapan Recreation Center is a popular spot to play on the baseball fields, playground or splash pad. “When I moved here, that was an empty field,” Siminerio says. “Now they update it almost every year.” Siminerio and Szeluga also point out the Monmouth County Library Headquarters, which keeps a rotating schedule of monthly events, including bridge meetups and craft events for kids. The Monmouth Battlefield State Park has roughly 25 miles of trails to walk or hike, and history enthusiasts visit every June for the Battle at Monmouth Reenactment. The event is one of the largest Revolutionary War battle reenactments in New Jersey. Szeluga and Siminerio say there’s always something happening in the township that brings neighbors together. Manalapan Day has been a community tradition for years, and everyone gets together at the Manalapan Recreation Center for live music, food vendors, dance troupe performances and fireworks to cap off the evening.
One of the best aspects of Monmouth Battlefield State Park is the access to fun fishing near the Yorketown neighborhood.

Busy shops down Route 9 and weekends at the flea market
There are little hole-in-the-wall spots residents visit at Yorktowne Center, like Yorktown Bagels & Bialys, but many people drive to shopping centers along Route 9 to pick up groceries at Wegmans or browse the shelves at Target. The Manalapan Luncheonette is a small restaurant off Wilson Avenue where most customers are regulars who greet one another and the wait staff by name when they walk through the red front door. Olde Silver Tavern has been a local hangout for years, and the new owners recently renovated the restaurant and bar. Englishtown Auction runs a flea market every weekend, rain or shine. “The flea market is very popular and very old,” Szeluga says. “It’s been around for a million years. There are permanent vendors, but people like you and I can clean out our homes and rent a table to sell items. People go early to get the best stuff.”
