It’s a wonderful place to live and raise a family.” The area’s relaxed vibe is even more remarkable considering the population skyrockets in the summer when groups of young adults book seasonal rentals and take to the beaches and bars. Nearly half of Manasquan is water: The town’s lake, creeks, river, inlet and beaches allow residents to lead an active outdoor lifestyle, while providing a surplus of waterfront real estate for homebuyers. Downtown, the charming Main Street is lined with indie boutiques and eateries, and sidewalks flank both sides, running all the way to the beach.

Locals enjoy scenic beaches, water sports and parks

With one mile of Atlantic Ocean shoreline, Manasquan’s beaches are known for their rocky jetties, paved asphalt boardwalk and prime surfing swells. Both Manasquan Beach and Seawatch Beach require a town-issued beach badge, costing up to $115 per season. Farther south, Jenkinson’s Boardwalk at Point Pleasant Beach is known for its amusement park rides and weekly fireworks show. Outdoor activities extend beyond the sand. Locals and visitors can rent kayaks or paddleboards from Paddle Out or go fishing at Glimmer Glass inlet, Watson Creek or Stockton Lake. Boat charters offer deep-sea fishing or sunset cruise excursions. Fisherman’s Cove, a 55-acre conservation area, is popular for its designated dog beach. Cyclists can cruise along the Edgar Felix Memorial Bikeway, which stretches 5.5 miles from Manasquan to Allaire State Park. At the park, mountain bikers, hikers and horseback riders explore the scenic trails, while kayakers paddle the winding Manasquan River. The public Bel-Aire Golf Course sits just outside the park.

“Home values are quite higher than the national average, reflecting the area’s desirability,” Farinacci says. Unlike many Jersey Shore neighborhoods, Manasquan offers multiple opportunities for waterfront living. Single-family houses along the lake, river and creeks come in a variety of architectural styles—like ranches, cottages and neo-colonial—and typically cost between $1.1 million and $3 million. Tightly packed Craftsman, Cape Cod and Victorian beach houses can command as much as $5.1 million, though many of them are rented seasonally on Airbnb or Vrbo. Properties farther inland, including some new constructions, range from the mid $600,000s to $2.1 million. The new Broad Street Commons has two- and three-bedroom condos costing between $900,000 and $1.1 million.

A vibrant shopping and dining scene along Main Street

A three-block stretch of Main Street makes up downtown Manasquan, where locals shop, eat and gather at over 50 small businesses. Paramount Diner has earned a loyal following thanks to its large breakfast plates and old-school vibe. Every season, the town puts on a craft show at Squan Plaza, plus sidewalk sales along Main Street. The annual, week-long Surfboard Art Contest is the town’s most beloved event, in which locals enter a raffle for local prizes by voting for their favorite designs.
