Manchester has a long history but maintains modern appeal

Manchester is a city whose origins date back well over 200 years, but one that’s a draw today in part because of its modernity. This community of about 18,000 has a housing inventory that trends a bit newer than some other suburbs in the region, including Crestwood and Affton. They’re homes zoned for one of the best school districts in the state, while just about 20 miles from Downtown St. Louis. “The school district is great,” says Hayley Tomazic, a Realtor with Keller Williams Realty St. Louis and a St. Louis native. “I think that that area offers more of the suburban, subdivision feel than the other two. Where the homes are newer and built more in subdivisions. And it has great access to tons of amenities for shopping and dining along Manchester Road.”

The Arbors at The Highlands and The Bend at Sulphur Spring have recently built homes

Settlement in what became Manchester began in the late 1700s, spurred by the availability of water at a natural spring that once flowed in town. The area was formally incorporated as a city in 1959, and Tomazic says most of Manchester’s homes were built from the 1970s on. Subdivisions like Big Bend Woods and Nancy Acres have established ’70s ranch- and colonial-style options for $235,000 to $515,000. Relatively new subdivisions, including The Arbors at The Highlands and The Bend at Sulphur Spring, offer multistory new traditional homes priced between $535,000 and $900,000. The city’s median list price of about $350,000 is more than in Crestwood and Affton, but less than some other area communities, like Chesterfield and Town and Country.

Jobs around the St. Louis Metro are relatively close

Manchester has more than 260 businesses, but working out of town can be convenient, too. The region has a workforce of well over one million and counts seven Fortune 500 companies among its major employers. Manchester is within 25 miles of all seven.

Parkway has piled up Blue Ribbon Awards

The Parkway School District covers the bulk of Manchester and boasts an A overall grade on Niche. Parkway is eighth on Niche’s list of Missouri’s top school districts. Eighteen schools in the district have earned National Blue Ribbon Awards, most recently Pierremont Elementary in 2023. A small portion of southern Manchester is part of the A-minus-rated Valley Park School District.

Schroeder Park is a centrally located recreation expanse

Of Manchester’s six city parks, Schroeder Park is the largest. “That’s a nice draw,” Tomazic says. Schroeder is popular among disc golfers with its nine-hole course and is home to the Manchester Aquatic Center, which is open from Memorial Day to Labor Day. The Corey J. Donnelly Memorial Amphitheater there hosts a free summer concert series with monthly shows from June to August. Schroeder is also the site of the annual Manchester Homecoming Carnival & Festival in September, an event with live music, rides, a petting zoo and more.

Those looking for even more to do outdoors can make the short trip to the 564-acre Edgar M. Queeny County Park, a draw for its trails and the ice rink open from October to February in its Greensfelder Recreation Complex. The complex can be a spot to escape the winter weather in an area with four distinct seasons. “It gets very hot in the summer and very cold in the winter, with snow and ice,” Tomazic says. “And we have beautiful springs and falls.” The region is also prone to tornadoes — Missouri has averaged 55 per year since 2010, according to data from the Springfield News-Leader. Tornado siren tests occur in St. Louis County on the first Monday of each month.

Manchester Road is a hub of commerce

The city’s central thoroughfare, Manchester Road, is a magnet for shopping and dining. It’s a stretch where locals can go for their pick of big-box stores and both local and chain restaurants. Also, the 1.1 million-square-foot West County Center is just a few miles down Manchester Road, a mall with over 150 stores and eateries.

Route 141 is a bridge to the interstate

Missouri Route 141, which intersects Manchester Road, takes drivers north to Interstate 64 and south to Interstate 44. Both interstates connect to Downtown St. Louis. I-64 links with I-270 for trips to the St. Louis Lambert International Airport, 18 miles away. The 493-bed St. Luke’s Hospital is a 4-mile trip on Route 141. The region’s MetroBus system extends to Manchester as well.

Crime

According to the Missouri State Highway Patrol, instances of violent crime rose from six to eight in Manchester between 2023 and 2024, and cases of property crime rose from 234 to 253.
