For part of the year, Green Acres is aptly named, until autumn when the eastern Manchester neighborhood is covered in leaves of yellow and orange. Mostly residential, houses are placed closely together on plots of land large enough for a backyard pool or garden. “It’s ideal as far as being close to everything you need – retailers, grocery stores – and home prices are not astronomical,” says Cody Barna, Realtor with eXp Realty who has lived in Manchester for most of his life. “For a comparable home in the North End, you’re going to pay more.” For venturing out a little further, Green Acres neighbors a major highway.

Attractively priced homes sell fast
Most of the houses in Green Acres were built throughout the 20th century. Small midcentury Cape Cods are priced roughly from $330,000 to $650,000, ranch-style houses under 1,000 square feet go for $350,000 and split-level houses from the 1960s are typically around $400,000. The neighborhood also has some new subdivisions, like Pinebrook Place, which came up in the 1990s and Dove and Lavender lanes, two cul-de-sacs where the houses were mostly built after 2010. The real estate market in New Hampshire picked up a bit in early 2023, says Barna. “If a property is priced well, I’ll see 10-15 showings set up in the first few days. One caveat is if it’s in a nice area but needs some work – even just cosmetic work – it seems to turn away potential buyers,” says Barna. “Quality buyers are out there looking for a turnkey home.”
School district emphasizing mental wellness
Two schools in the Manchester School District are located in Green Acres –— Green Acres Elementary School and Henry J. McLaughlin Jr. Middle School. Students then go to Manchester Memorial High or Manchester School of Technology. In 2023, the district received a grant to better support the mental, emotional and behavioral health of students. They will partner with community organizations including the Mental Health Center of Greater Manchester, who will provide on-site clinicians, to achieve their goal of improving wellness and learning engagement. All schools score a C-minus to C-plus on Niche.

Manchester Memorial High School is a four-year comprehensive school in Green Acres, Manchester.

Neighborhood favorite Vintage Pizza opened in 2014 serves pizzas made with homemade dough like the steak bomb, with shaved steak, onions, green peppers and mushrooms and a cream sauce. They also have burgers, soups, subs and different types of New Orleans-style beignets. Just down the road, about 3 miles away, is a major retail center that includes big-name tenants like T.J. Having big fun at small parks
At Medford Park, residents can go for a jog, have a picnic among the foliage or toss around a baseball. Nearby parks include Steven’s Pond Park with a launching spot for boats and canoes and Prout park where kids can enjoy multi-sport courts and a playground.
