Youngsville rests on the outskirts of Manchester, New Hampshire, between Interstate 93 and the Massabesic Lake. The southern portion of the community is mostly industrial, with warehouses, a few apartment complexes and some distribution centers. In the northern part, grassy lawns and midcentury houses line the sloping streets. “As far as price points, it’s definitely affordable,” says Kelly Black, broker associate with Better Homes and Gardens Real Estate, The Masiello Group. “There’s a lot of biking and walking that happens in that area, because of the trails that wrap around the lake.” Outdoor enthusiasts can link up with the 28-mile Rockingham Recreational Trail, which runs from Massabesic Lake toward the Great Bay.

Quieter Manchester-area living and a 55+ community

Homes in Youngsville span a wide range of ages. There are New Englander-style cottages dating back to the 1800s, a good mix of late 1900s ranches and split levels and even some brand-new builds. Though the interstate passes to the west of the community, tall hardwood trees provide a buffer from some of the city noise. Front lawns are often compact and grassy with a few shrubs, and most lots leave room for private driveways. Buyers might find residences priced between $300,000 and $650,000. One of the housing options in the neighborhood is the Ledgewood Community, a manufactured home development for people aged 55 and older. Homes in Ledgewood generally list from $250,000 to $325,000, and owners pay about $800 a month in HOA fees, which cover things like snow removal and clubhouse maintenance. There are a few condos and townhouses, which can range from around $200,000 to $400,000. The CAP Index crime score for Youngsville is a 2 out of 10, which is significantly lower than the U.S. average of 4.

The Goldenrod Drive-In Restaurant is a long-standing favorite

Though most of the city’s restaurants are centrally located in downtown Manchester, some diners make their way to Youngsville just to stop at the Goldenrod Drive-In Restaurant. Goldenrod opened its doors in the 1950s, and today, it still boasts vintage checkerboard floors and red vinyl seating. People come for their fried seafood or to grab a sweet treat. “There are lines and lines of people waiting to get ice cream when they open up their window,” Black says. Great North Aleworks also keeps its brewery and tasting room in Youngsville, and patrons can sample their beer and cider while snacking on tacos or sandwiches. There are also several locally owned restaurants near the Massebesic Traffic Circle, including Sandy's Variety & Sub Shop and Moe Joe's Family Restaurant. The nearest grocery store is Hannaford, less than 2 miles west, and The Mall of New Hampshire is only 4 miles away.

Boating on Massabesic Lake, hiking the Rockingham Recreational Trail

The Massabesic Lake serves as a source of drinking water for city residents, but a significant portion of the lake shore is also open to the public for recreation. The lake has three public boat launches, and boating is a popular activity throughout most of the year. The Rockingham Recreational Trail also cuts through Youngsville. This 28-mile, unpaved route follows an abandoned railroad corridor, and it is a popular spot for biking and trail running. Residents can also meet up at Lakeside Lanes for candlepin bowling or stop by the Community Bingo Center, which is open every day of the week.

Access to I-93 and several major employers

Youngsville sits beside Interstate 93 and state Route 101, which allow for travel to other New Hampshire cities, such as Portsmouth and Concord, as well as commutes into Boston, Massachusetts. Concord is less than 20 miles away, and Portsmouth and Boston are 40 and 50 miles, respectively. There are several major employers within the community as well, including a Pepsi distribution center and Manchester’s water treatment plant. The closest hospital is Elliot Hospital, around 2 miles west, and the Manchester-Boston Regional Airport is less than 7 miles away. Though many people travel by car, the Manchester Transit Authority’s buses pick up riders along Candia Road and East Industrial Park Drive.

Ice hockey and wrestling at Manchester Memorial High School

Kids in Youngsville can attend Manchester School District public schools. They may attend Weston Elementary School, which earns a C-minus on Niche. Henry J. McLaughlin Middle School also receives a C-minus rating, and Manchester Memorial High School — the district's largest high school — gets a C-plus.
