Ranch-style homes from the ‘70s to today
While some apartments and townhouses are sprinkled throughout Amherst and Miller, most of the neighborhood comprises ranch-style homes on lots from a quarter-acre to an acre. The oldest houses in the community date back to the late 1970s, but newly constructed properties are still popping up in subdivisions such as Lee Mill Heights. The limited townhouses in the neighborhood range from $165,000 to $355,000, but three-bedroom single-family homes cost between $240,000 and $300,000. Four-bedroom homes range, around $300,000 to $400,000, and properties with at least five bedrooms range from $420,000 to $700,000.

The Manhattan-Ogden Unified School District, #383, serves the neighborhood. Students are zoned for schools receiving A grades from Niche, including Amanda Arnold Elementary, Susan B. Anthony Middle and Manhattan High. The high school has an 86% graduation rate and includes dual enrollment courses through the Manhattan Area Technical College that are transferable to Kansas State University. For a postsecondary option, K-State is less than 4 miles away. The campus features over 250 undergraduate programs and enrolls over 20,000 students annually.

From Anneberg to Stonehaven Park
For a taste of the tranquil Kansas landscape, Warner Memorial Park includes more than 80 acres of preserved forests and prairies. The green space also consists of a disc golf course that embraces the park’s natural features, making it a more challenging terrain than many other courses in the area. For a more traditional park experience, there are a couple of options in Amherst and Miller. “Anneberg Park has a good walking trail. There’s a pond out there, and there’s always activity with kids’ athletic events and co-rec,” says Lori Able of Hallmark Homes, an agent with more than seven years of experience in the Manhattan market. Anneberg Park is home to the Twin Oaks Sports Complex, which includes baseball and soccer fields alongside the park’s playground, trails and fishing lake. Stonehaven Park is another option and the newest of the neighborhood parks. Its concrete walking path weaves along a pond and heads to shaded picnic areas.

National retailers and proximity to the oldest shopping district in Kansas
Target and Dollar Tree are at the intersection of Seth Child Road and Fort Riley Boulevard, alongside a Panera Bread. Just across the street are additional stores like The Home Depot and PetSmart. The restaurants of Aggieville, the first shopping and entertainment district in Kansas, are about 4 miles away, including Nico’s Little Italy and So Long Saloon.

K-State and the Ascension via Christi Hospital are less than 4 miles away, and the main entrance to Fort Riley is about 15 miles away via Highway 18 — also known as Fort Riley Boulevard. For trips out of town, Manhattan Regional Airport is 5 miles away and offers direct flights to Dallas and Chicago.

Risk of tornadoes across the Little Apple
Because the neighborhood is located in Kansas, tornadoes are something to keep in mind – but not many storms have touched down in Manhattan in the last two decades. “It’s not really a concern. You just have to think about it in late spring or early summer every year. In the 20 years I’ve been here from college, we’ve had two that struck. When I’m shopping for houses with clients, that’s certainly a conversation to make sure it has a basement,” says Scott Seel of Alliance Real Estate, an agent actively working in Manhattan and a former student of K-State. The two tornadoes noted consist of an EF-1 tornado in June 2022 and an EF-4 tornado in 2008.
