A quiet, college-adjacent neighborhood
Few Kansas neighborhoods boast of being close to a public university, a large park and a shopping center. City Park West is one of these, with a blend of homeowners and student renters making up its core demographic. “I would say it’s more of a college atmosphere,” says broker and owner Derek Richards of Alliance Realty. “You also have elementary schools and a high school.” Densely arranged single-family homes remain buffered behind the sidewalks’ mature trees. Parents walk their kids to nearby Theodore Roosevelt Elementary while college students walk or bike to their lectures. Despite the nearby bars and eateries, the neighborhood earns a “calm” sound score from First Street, making it a pocket of park-adjacent homes with a quieter-than-average college-town vibe.

Locally owned restaurants are walkable from all homes
Many of downtown’s shops and eateries cling to Route 24 a mile east, but several more are much closer, located north of Manhattan City Park. Residents of the community’s northernmost homes can feasibly walk a few hundred feet and reach them. College students might drop into Varsity Donuts for a morning treat or end the week at Auntie Mae’s Parlor with a craft cocktail. Sports fans feel at home across the street in Kite’s Bar & Grill. This more laidback spot has a dive feel, complete with wooden stools, wings and light beer. The area has a mix of locally owned dinner places alongside fast food. Nico’s Little Italy serves classic pasta dishes and specialty desserts. Fast favorites like Chipotle and Wing Stop are also available. “There’s not a ton of retail, but there is some,” says Richards. Folks will need to drive or catch the bus a mile east to the Hy-Vee Grocery Store.
Aggieville has a great selection of local retailers and eateries.
The kids will love the animals at the Sunset Zoo.

Spending Saturday at Manhattan City Park
Residents benefit from having a citywide favorite, Manhattan City Park, close by. “The park has an ice rink, a swimming pool…they have all kinds of attractions to offer young people,” says Realtor Marlene Irvine of Irvine Real Estate, Inc. This nearly 50-acre complex also has tennis courts and three multi-sport fields on which to play. Its rose garden is small but attracts a following for short walks. The Larry Norvell Band Shell is the place to be in the warmer months. Residents from around the city set up blankets or lawn chairs to watch live acts on the weekends. Alternatively, they can check out a performance hosted by the Manhattan Arts Center, located a quarter mile away from the farthest homes. Perhaps the biggest draw of all is the Bill Snyder Family Stadium, home to the K-State Wildcats. Up to 50,000 fans can catch college football, with gamedays often leading to slow moving traffic.
A small number of single-family homes
The community’s residential area is small, with a few interconnected streets featuring lots smaller than a quarter of an acre. Homes are evenly spaced with front yards that connect to tree-lined sidewalks. Popular home styles include bungalows and Colonial Revivals with three or four bedrooms, ranging from $180,000 to $580,000. City Park West has a small inventory and an even smaller number of annual home sales. When homes do list, buyers might opt to be closer to the dining scene on the north end or closer to the park on the east end.

A walkable and bikeable neighborhood
City Park West is both downtown and K-State-adjacent, so bus stops are easy to find along Poyntz Avenue. First Street rates the neighborhood as both “very walkable” and “very bikeable.” Residents can board the ATA bus line towards the Manhattan Regional Airport, but the 7-mile ride lasts an hour and a half. Alternatively, they can drive to the airport in just 10 minutes. A bus ride to the adjacent retail area is indirect, tracing the boundaries of the park.

K-12 and beyond in City Park West
Students can walk to Theodore Roosevelt Elementary, which earns a B-plus from Niche. They then move to Dwight D. Eisenhower Middle, which gets the same grade. Manhattan High completes the list with an A overall, offering standard youth sports alongside more unique ones like the dive and golf teams. And, of course, there’s K-State immediately north for higher education.

Flooding in Manhattan
Greater Manhattan carries a “moderate risk” of flooding, according to RiskFactor. The risk is due to the Kansas River, which winds around the city's south end a mile and a half away. Rain has been known to cause flash floods, just as the river caused millions in damages more than once in the previous century.
