A highly walkable, college-adjacent community
The Kansas neighborhood of East Park stands out from the surrounding suburbs as a college student-friendly area. Early 20th-century bungalows and Foursquares have an established look that attracts buyers and renters alike. “It’s mixed-use,” says Derek Richards, broker and owner of Alliance Realty. “There are definitely student rentals in the area. I would say it’s probably more of a single-family neighborhood mixed with college students.” Easily walkable bars, restaurants and shops flank the community , with Manhattan State Park and Kansas State University nearby.

Neatly gridded streets of older homes
East Park’s residential blocks are rectangular and evenly spaced. Trees shade the sidewalks throughout. “The central part of Manhattan is kind of the normal part of the city, with older, more mature homes right next to the university,” says Richards. Home styles and sizes vary little from block to block. Bungalows and cottages average four bedrooms and 2,500 square feet apiece. These early 20th-century builds sell between $115,000 and $315,000. The low end contains mostly fixer-uppers due for renovations. Alternatively, students can rent a room in one of the neighborhood’s Foursquare style homes and walk or bike to class. First Street data marks East Park as both “very walkable” and “very bikeable.”

A day at Manhattan City Park
Manhattan City Park is walkable from East Park. Residents can head to one of its six tennis courts, three baseball fields or the volleyball court. Kids can burn extra energy at the splash pad or the outdoor waterpark in season. A fountain anchors a small playground adjacent to the rose garden. Perhaps the park’s best asset is the Larry Norvell Band Shell, named for an influential high school band teacher. “During the summers, they have Arts in the Park,” says Realtor Marlene Irvine of Irvine Real Estate. This amphitheater encourages lawn chair seating for students who want to catch a live music performance. “It’s free on Friday and Saturday nights,” says Irvine. Indoor shows take place at the Manhattan Arts Center just a few blocks down Poyntz Avenue.

Walkability, plus the bus
East Park is in the heart of downtown, so bus stops are easy to find along 11th Street. While residents can technically board the ATA bus line towards the Manhattan Regional Airport, they would be better off driving the 7-mile stretch. This is because the commute would last just 11 minutes, rather than an hour and a half. The restaurants nearest KSU are walkable, but other options abound a quarter-mile east along Route 24. Getting to this area takes about 22 minutes by bus or six minutes by car.
Pasta, sushi and Hy-Vee nearby
Bars and restaurants abound west of 11th Street, including Nico’s Little Italy, which offers dine-in and takeout service. A block south, Green Tea Sushi offers everything from sushi and sashimi to noodle soups and salads in a small strip mall. All of these are less than a mile from the neighborhood’s farthest homes. “It’s a fantastic neighborhood for walkers,” Irvine says. Hy-Vee Grocery Store, just east, is the closest supermarket to East Park.
Rock-A Belly Bar & Deli offers a wide variety of food and drinks.
Parkside Station is a full service restaurant and bar with a pastry and coffee counter.

Attending class in East Park
Students can walk to Woodrow Wilson Elementary, which earns a B from Niche. They then move to Susan B. Anthony Middle, which has an A-minus. Manhattan High completes the list with an A overall, offering standard youth sports alongside more unique ones like the diving and golf teams. And, of course, Kansas State University is just up the road for higher education.
Flooding in Manhattan
Greater Manhattan carries a “moderate risk” of flooding, according to RiskFactor. The risk is due to the Kansas River, which winds around the city's south end nearly a mile away. Rain has been known to cause flash floods, just as the river caused millions of dollars in damage more than once in the previous century.
