Scenic views and ongoing improvements draw homebuyers to east Manhattan

With Kansas State's East Campus blocks to the west, Manhattan Country Club bordering to the northeast and Tuttle Creek Boulevard running alongside the tiny, square neighborhood of Goodnow Park's eastern border, residents have recreation, entertainment and shopping within about a mile or less from home. “New buyers choose Goodnow Park for its proximity to shopping, not just in Aggieville and Downtown Manhattan, but the Third Street Corridor is quickly becoming a trendy nearby shopping destination as well,” says Kim Strawn, Realtor with ERA High Pointe Realty and a real estate agent in Manhattan for almost 30 years. The neighborhood further benefits from its location as initiatives in surrounding areas impact Goodnow Park's life. “Redevelopment in Downtown Manhattan is driving improvements around K-State. Buyers will find that many streets and boulevards are becoming a lot more walkable," Strawn says. Those walkable streets lead to the neighborhood's eponymous park and Bluemont Scenic Overlook where residents can find outdoor recreation and scenic views.

Century-old homes welcome renovators and investors

Most of the 150 homes in Goodnow Park date back to the turn of the 20th century, and some retain the original interiors and exterior features. In contrast, others have been fully or partially renovated. Do-it-yourselfers or investors looking for potential rental property will find early 1900s cottages and bungalows from about $70,000 to $150,000. Ranch-style homes have recently sold from about $180,000 to $300,000. Realtor Strawn said, “While this is a quiet, residential neighborhood, there are rental properties in Goodnow Park, as it is so close to K-State.”

The Manhattan-Ogden Unified School District is A-rated by Niche

Goodnow Park is zoned for Manhattan-Ogden Unified School District #383 in Manhattan, the No. 1 school district in Riley County. Bluemont Elementary, a few blocks just southwest of the neighborhood, educates kindergarteners through fifth graders and receives a B-plus grade from Niche. Dwight D. Goodnow Park and Tuttle Creek Lake offer scenic vistas

Goodnow Park's 20 acres of open space is between North 5th Street and Highway 24. A tricycle path meaders around the park's recently updated playground and a picnic shelter is available for cookouts and gatherings. Just a few hundred yards north of the park is the famed Bluemont Scenic Overlook, which offers panoramic views of Downtown Manhattan, Kansas State University and the surrounding hillside. Camping, boating, canoeing and fishing are popular pastimes at Tuttle Creek Lake, about 8 miles north. Manhattan Country Club was founded in 1916 as the sixth country club in Kansas, with nine holes. Today, its 18-hole course is the centerpiece of a property that includes a clubhouse, swimming pool, fitness center, a casual restaurant and formal banquet space with views overlooking the course.

Aggieville and the Third Street corridor offer thriving shopping and dining

Founded in 1898 with a single bookstore serving Kansas State Agricultural College students, Aggieville has developed into a vibrant collegiate shopping district. Stores include On the Wildside, with the tagline “A Store for the Open-Minded.” Nico’s Little Italy has traditional favorites like chicken parmesan and baked ravioli. aTa buses serve Goodnow Park and surrounding neighborhoods

While residents often ride bicycles inside the neighborhood, car travel is the most common form of transportation inside and outside the neighborhood. Downtown Manhattan is 1 mile south of Goodnow Park. Manhattan’s primary source of public transit, aTa Bus, has stops along North 4th Street in Goodnow Park, and trips to the city take about 15 minutes. Manhattan Regional Airport is 8 miles southwest of Goodnow Park and reachable via Highway K-18. With Manhattan’s typically light traffic, the trip by car will take about 20 minutes. Downtown Kansas City is 120 miles east of Manhattan and reachable via Interstate 70. Drivers can make the trip in about 2 hours.

Aggieville hosts crowd-pleasing events

Aggieville is the oldest shopping district in Kansas but stays modern in a college town. It kicks off major events like the Aggieville Showdown and cattle drive in April and K-State events like K-State Band Spirit Night, which kicks off football season. Manhattan City Park, a half mile south of Goodnow Park, offers frequent, recurring events, including Parents’ Night Out, held the last Friday of the month. There, trained staff provides games, pizza, movies and activities for kids from 5 to 12 years of age.
