South Manhattan draws buyers to its century-old homes and connections to the area's biggest employers, both civilian and military. Pristine cottages and bungalows, updated ranch-style homes and extensively renovated American Foursquares are the most prevalent. “There are many reasons home seekers come to Manhattan, but the old and historic homes bring buyers right here to South Manhattan,'' says Derek Richards, Realtor and broker with Alliance Realty. "It’s a great neighborhood for old-house lovers.” Homes show off features unique to Kansas, including local limestone and stained-glass windows from Kansas City. Buyers will find fixer-uppers with competitive prices and thoroughly renovated homes from the 1920s. Kansas State University and the U.S. Army's Fort Riley employ more than 20,000 people in a city of about 54,000. Homes in South Manhattan are located within a mile and a half from K-State’s main campus, downtown Manhattan, city parks, public schools and Sunset Zoo, though the military base is about 15 miles southwest. Dining, shopping, and cultural destinations are often close enough for walking. "Newcomers to the city seek out K-State sports, our strong public schools and the natural beauty of the area, which are all a big part of South Manhattan. But the homes are the secret many buyers can’t resist.”

Old homes boast intricate details

South Manhattan is home to about 550 small and midsize residences built between 1900 and 1990. The most common styles are cottages, bungalows and modest two-story traditional homes, many featuring local limestone facades, chimneys and other features. Well-updated two-story homes from the 1920s have recently sold from $300,000 to $525,000 and feature covered porches, well-landscaped lots and mature trees. Two-bedroom cottages and bungalows have recently sold from $140,000 to $250,000.

Artisan bakeries and family-owned food trucks satisfy cravings

Yi’s Oriental Market is packed with Asian specialties, varieties of noodles, and fresh produce. Radina’s Bakehouse is a family-owned bakery located just east of South Manhattan. It features a gourmet coffee bar, locally harvested honey, artisan breads and bakehouse sandwiches. Radina’s donates a loaf of bread to the Flint Hills Breadbasket for every loaf sold. Fast-food restaurants and food trucks are easy to find along Fort Riley Boulevard. Casey’s offers quick pizza and a convenience store. Yami Yummy Food Truck offers street tacos during lunch and dinner hours. The Budget Shop thrift store on Colorado Street is a community-sponsored organization that receives and sells donated items for the benefit of the South Manhattan community. Some items they sell are furniture, home décor, clothing and toys.

Performing arts and Parent’s Night Out entertain residents of South Manhattan

Manhattan Arts Center is across the street from the northern edge of South Manhattan, on Poyntz Avenue. As a performing arts center, it hosts theatrical productions, concerts, gallery exhibitions and art classes. Manhattan City Park, at Poyntz Avenue and South 11th Street, offers frequent, recurring events, including Parents' Night Out, held the last Friday of the month, where trained staff from Little Apples Day Camp provide games, pizza, movies and activities for kids from 5-12 years of age.

The Manhattan-Ogden Unified School District is A-rated by Niche

The Manhattan-Ogden Unified School District 383 serves public school students in Manhattan and is the No. 1 school district in Riley County. South Manhattan students may attend kindergarten through fifth grade at Theodore Roosevelt Elementary, graded B-plus by Niche. Dwight D. Eisenhower Middle has a B-plus grade from Niche and provides a summer sports program. A-rated Manhattan High is ranked Kansas's No. 8 college prep public high school. In 2024, Manhattan High began offering dual-credit classes and summer programs taught by K-State faculty.

South Manhattan parks reveal historic details

There are plenty of ways to enjoy outdoor fun in South Manhattan. Griffith Park opened in 1936 as a state-of-the-art baseball stadium built for Kansas State's team and noted for its 8-foot native stone walls. The complex, located at Fort Riley Boulevard and 11th Street, just south of the neighborhood, has undergone changes and improvements over the years. According to Realtor Richards, “Griffith Park is mostly used as a youth sports practice facility, but occasionally games will be played here, too.” Long’s Park features mature trees, open space and a recently updated playground. Like many parks in Manhattan, it offers a paved walking trail and important history. The land was designated a public square in 1857 by then-Manhattan Mayor Archie Long. By 1926, he directed improvements to the park for residents and overnight tourists, with comfort stations, a campsite and a large stone fireplace. Longtime Manhattan residents recall the park as the spot to buy Christmas trees from the 1950s to the 1980s.

Manhattan Regional Airport is 7 miles away

South Manhattan is 7 miles northeast of Manhattan Regional Airport. With Manhattan's typically moderate traffic, the trip will take about 12 minutes. The neighborhood is less than 2 miles from K-State’s main campus and downtown Manhattan, so ATA bus stops are found along Poyntz Avenue, North Fourth Street and Yuma Street. While most residents drive cars inside and outside the neighborhood, cyclists enjoy living close to bike-friendly zones, including Manhattan City Park and the K-State campus. Travel to Fort Riley from South Manhattan is largely along Fort Riley Boulevard, passing the Freedom Park Trail, which leads to a Cold War artifact on display: one of three remaining Atomic Annie artillery weapons, meant to fire an atomic shell 20 miles. The drive from the neighborhood to the base is about 15 miles and 17 minutes.
