Residential West Campus shares its borders with Kansas State University
“When newcomers visit Manhattan, one of the first places people show them around is West Campus,” says Realtor Nancy Woodford with Blanton Realty. "I tell buyers that living in West Campus is like living in a city park. They’ll find green space, gardens, walkways and interesting sculptures across the campus. It’s truly a beautiful place to live.”
Kansas State University's campus occupies about half the neighborhood, while the west and north areas are mostly residential. “The homes are what sells West Campus,” says Woodford, a real estate agent for more than 30 years. "There’s such a wide variety of styles here, and they are some of the prettiest homes in Manhattan. Homeowners in West Campus just love their yards.”
Along with proximity to the university, two distinct shopping areas are within 2 miles, as is a large multi-faceted park.

Homes along the west edge of West Campus blend with the K-State community
About half of West Campus is occupied by K-State academic and athletic buildings and residence halls. Buyers will find most of the neighborhood’s 2,100 single-family homes in the west half, from cottages and ranch-style homes to large, custom-built estate-style homes — the median age of homes dates to the early 1970s. Ranch-style homes from the 1950s have recently sold from about $145,000 to $200,000, while split-level homes have sold from about $250,000 to $300,000. Custom-built cottages and villa homes have recently sold from about $250,000 to $600,000.

The Manhattan-Ogden Unified School District is A-rated by Niche
The Manhattan-Ogden Unified School District #383 serves Manhattan students and is the No. 1 school district in Riley County. West Campus students may attend kindergarten through fifth grade at Lee Elementary, graded A-minus by Niche. It is rated the No. 5 public elementary school in Riley County. Dwight D. Eisenhower Middle has an A-minus grade from Niche. It offers a summer sports program that supports its athletes and introduces new sports to interested students. A-rated Manhattan High is ranked Kansas's No. 10 college prep public high school. Career and Technical Education programs provide pathways in agriculture, business and industrial technology. In 2024, Manhattan High began offering dual-credit classes and summer programs taught by K-State faculty.

CiCo Park’s massive sports complex serves athletes and fans city-wide
CiCo Park’s 97-acre cooperative regional park is a multi-faceted sports complex created by and for the city of Manhattan, Riley County and the Unified School District #383. Within its boundaries, Pottorf Hall is an indoor community center with a swimming pool and diving well. The county fairgrounds host horse shows, fairs and rodeos. Bishop Stadium and Track seats 4,000 for high school track and field events. The park also features the Lud Fiser Youth Sports Complex, the centerpiece of which is one of the state's premier baseball tournament facilities.

Shopping destinations are plentiful in and around West Campus
Southeast of West Campus is the collegiate shopping district of Aggieville, featuring restaurants, bars, and shops in an easily walkable six-block district. Shops include On the Wildside, with the tagline “A Store for the Open-Minded.” Dining spots include Nico’s Little Italy, which has traditional favorites like chicken parmesan and baked ravioli. Happy Hippie’s health bar features breakfast burritos, smoothies and acai bowls. It doubles as a yoga studio and health and beauty salon. The southwest corner of West Campus offers closer options at West Loop Shopping Center, featuring Starbucks, Marshalls, Little Apple Brewing Company and Dillon’s Food Store.

aTa buses serve West Campus and surrounding neighborhoods
Manhattan Regional Airport is 7 miles southwest of K-State and reachable via Highway K-18. With Manhattan’s typically light traffic, the trip by car will take about 15 minutes. The aTa Bus is Mahattan’s primary source of public transportation. There are over 20 bus stops in West Campus, including along College Avenue, Sunset Avenue and Denison Avenue. While residents often ride bicycles and scooters close to home, West Campus's hilly landscape requires car travel inside and outside the neighborhood.
West Campus’s overall CAP Index crime score is 5 (on a scale of 1 to 10), while the U.S. average is 4. However, it scores a 6 for other violent crimes.
The ATA Bus runs through West Campus and has stops every few blocks.
The Manhattan Regional Airport is 10 miles southwest of West Campus & accessible by Hwy K-18.

Wildcats football leads the way for top events in West Campus
The Bill Snyder Family Football Stadium is the home football field for the K-State University Wildcats football team. It opened in 1968 with seating for 35,000. Over the years, it has received numerous expansions, renovations and upgrades. Today, it welcomes more than 50,000 fans at home games.
Manhattan City Park, one-half mile southeast of West Campus, offers frequent, recurring events, including Parent’s Night Out, held the last Friday of the month, where trained staff provide games, pizza, movies and activities for kids from 5-12 years of age. Realtor Woodford says, “Manhattan City Park also hosts pep rallies throughout the school year for K-State football, basketball, volleyball and soccer games. The size and beauty of the park draws neighbors as well as students.”
