Gallatin River Ranch is a small community with hillside homes sitting on expansive properties, overlooking Gallatin Valley farmland. Just north of Manhattan, the area is divided into 20-acre parcels, drawing in horseowners and those looking for solitude among the Rocky Mountain landscape. “The views here are spectacular,” says Dianne Click, broker/owner at Bozeman Broker Real Estate who started her realty career in Gallatin River Ranch. “You can see miles of the valley in one direction and the Horseshoe Hills in the other. My in-laws worked with the land planner to make the community in the early 1990s. It was originally advertised as a ranch neighborhood for equestrians and still draws in a lot of horseowners.”

Private living and gravel roads near the Gallatin River

The homes of Gallatin River Ranch sit along winding gravel roads, with long driveways and rolling hills providing privacy between neighbors. Houses sit on 20 to 22-acre lots, allowing space for horse paddocks, barns, guesthouses and workshops. Properties on the south side of the community have private access to the Gallatin River, where anglers can fish for rainbow trout and mountain whitefish. “You’ll find gravel roads throughout the area,” Click says. “But the community gets less snow than other Montana towns due to the drier atmosphere, so road maintenance is rarely an issue. Residents pay a small monthly fee for annual maintenance of the roads and open space upkeep.” Prices for empty land parcels range from $150,000 to $575,000, with riverfront properties sitting on the higher end of the market. Many of the ranch community’s homes have wall-to-wall windows and upscale amenities from in-ground pools to fitness rooms and wraparound decks. Homes can go for $1.75 million to $3.7 million. “Around half of the properties are owned by full-time residents, while the rest are second homes,” says Click. The CAP Index Crime Score in Gallatin River Ranch is 1 out of 10, lower when compared to the national average of 4.

Local businesses in Manhattan

The town of Manhattan lies around 5 miles south of the community and offers a small selection of shops and restaurants along Main Street. Harvest Moon Coffee Shoppe serves baked goods, sandwiches and seasonal coffees, with local artwork displayed throughout. A few doors down, Manhattan Saloon is a popular local favorite with steakhouse fare and pub bites. There are 12 rotating craft beers on tap at 406 Brewing Company, which hosts Tuesday evening trivia and regular live music. L&F Market has a small offering of produce, meat and other essentials. For a larger selection, Belgrade has Albertsons and Town & Country Foods around 10 miles southeast.

Nearby open space, fishing and hiking

Gallatin River Ranch has around 2,000 acres of dedicated open space, where hikers and horseback riders can explore game trails and spot local wildlife from elk to bald eagles. “The fly fishing here is extraordinary,” Click says. “A lot of locals will launch their boat from their riverside property and float downstream to Three Forks.” Missouri Headwaters State Park contains the meeting point of the Gallatin, Jefferson and Madison rivers and is a scenic area for fishing, hiking, boating and wildlife viewing. The 532-acre park has campsites, foot trails and historical landmarks on land visited by Lewis and Clark on their early-19th-century expedition. Nearby, Taylor Park has picnic shelters, baseball diamonds, a playground and an ice rink in the winter months.

Easy access to I-90

Interstate 90 is just south of Manhattan and can take drivers around 14 miles southeast to Belgrade and 25 miles southeast to downtown Boseman. The Bozeman Yellowstone International Airport is roughly 18 miles away.

Manhattan public schools and a community library

The area’s three public schools share a campus a short drive south in the small town of Manhattan, starting with Manhattan Elementary School, which earns an A-minus grade from Niche. Manhattan Middle and Manhattan High both receive a B-plus. The high school has over 25 career and technical education course offerings, including business law, digital media technology, mechanical drafting and child development. The community library shares a campus with the school district and hosts a monthly book club.
