As the name might suggest, Fort George is a neighborhood filled with history. But it’s just as much an artistic and cultural stronghold, containing an experimental dining scene, the lively United Palace theater and Manhattan’s oldest surviving house, the Morris-Jumel colonial mansion. Plus, it offers a lifestyle that seems relatively rare. “Fort George has affordable prices and a great quality of life, which is really hard to find in Manhattan,” says Matthew Bizzarro, who heads up Bizzarro Real Estate Agency and has been selling local real estate for over 20 years. It's friendly to nature enthusiasts, too, despite being less than 10 miles north of Midtown: this area used to be part of an estate owned by John James Audubon, the naturalist and painter.

Walkable area with co-ops, condos and bold historic townhouses
Housing is interspersed with retail, dining and parks, giving Fort George a walkable urban feel that many already associate with Manhattan. Naturally, prewar brick co-op and condo buildings in shades of red and tan are part of that landscape, as are a multitude of rentals. Units may be studios, one bedroom or two bedrooms. Prices range from $250,000 to $550,000. Housing then shifts to townhouses, which are often multi-family properties. Prices range from $1 million to $2.5 million. Some of these may be Georgian style from the 1920s, rising two or three stories and marked by narrow windows. Others may be two stories with a covered porch overlooked by a short row of arched windows.

A vibrant dining scene heavy on Dominican influence
State Route 9, better known as Broadway, marks the western face of Fort George, beyond which is the Hudson Heights neighborhood looking onto the Hudson River. It’s also a landmark for those in search of the next flavor sensation. “There are a lot of new places east of Broadway,” says Mark Kross, a 10-year resident of the area and organizer of the Washington Heights Jazz Festival. For example, the Northend Food Hall near the corner of Broadway and 183rd Street opened in 2021. It's the kind of hip haven that’s Instagram worthy. Inside, long pastel communal dining tables are splashed by light let in through tall windows. Coffee, cocktails and tacos are some of the fun food items available from various vendors. Wahizza uses chimichurri sauce to put a Latin spin on pizza. Dominican cuisine is also strongly represented throughout the neighborhood, as are juice bars and Mexican eateries. At the boutique Radio Hotel is Jalao NYC, a colorful, fashionable restaurant serving oxtail, empanadas and ceviche. Shop Fair of Fort George, located on the northern part of Broadway near Fort Tryon Park, has prepared foods, meats, frozen items and produce.

P.S. 189 students have after-school programs at Brooklyn Children's Museum
Students can begin at P.S. 189, which covers kindergarten through fifth grade. It earns a C-plus from Niche. Kids are encouraged to participate in after-school programs hosted by the Brooklyn Children’s Museum. City College Academy of the Arts, located on the cusp of Fort Tryon Park, is for sixth- through 12th-grade students. The school receives a B. Students can take courses through the City College of New York, like general chemistry and freshman composition, helping them to earn college credit. For private school options, there’s Yeshiva University High, which receives an A.
PS 48 is a vibrant and inviting elementary school in the Ft George community.

Fort Tryon Park contains walking paths and a museum
Two riverfront parks hug the neighborhood, giving it a notably naturalistic character mixed in with urban amenities. Fort Tryon Park on the Hudson River is composed of various lawns, reachable by a mass of walking paths. It also contains a significant cultural destination, the Met Cloisters, where medieval art is displayed in a former monastery. Highbridge Park on the Harlem River is geared more toward active recreation, with a BMX bike track, a skate park and playgrounds. Visitors can catch views of the Washington Bridge, especially from the namesake High Bridge, which takes pedestrians to the Bronx.

MTA subway stations for the 1 train and the A train
Fort George is walkable, especially with eateries that appear at regular intervals along the gridded blocks. But buses run on key north-south thoroughfares, like Nicholas Avenue and Amsterdam Avenue. For taking a bus further afield to New Jersey, commuters can head to the George Washington Bridge Bus Station. Drivers can easily get onto the major roadways flanking Manhattan, whether that’s Harlem River Drive to the east or Henry Hudson Parkway to the west. Subway riders can pick up the 1 train at the 191st Street station or on the north side, at the Dyckman Street station. There’s also the option to pick up the A line at the Dyckman station near the intersection with Riverside Drive.
