Gramercy Park
A foodie destination for tourists and locals
A strip of practical stores on 14th Street, including Trader Joe’s, Nordstrom Rack, Whole Foods and Best Buy, covers basic needs — letting Gramercy residents focus on trendier neighborhood haunts. Pete’s Tavern, opened in 1864, is the city’s oldest continually operating restaurant and still popular for steaks and elevated bar food. Across the street, Friend of a Farmer has been a leader in farm-to-table dining since 1986. Casa Mono does Spanish tapas justice, Molly’s serves heartwarming Irish pub food, and Posto delivers thin-crust pizza with all love and zero attitude. Union Square’s outdoor farmer’s market, open four days a week, offers a taste of upstate produce, and Malt & Mold on 21st Street sells craft beer and cheese. For some local history, the three-story Strand bookstore, opened in 1927, is the go-to stop for a quick mental recharge.Surprisingly spacious co-ops and exclusive park privileges
Old and new high-rises, which tower over much of Second and Third avenues, are contrasted by brick low-rises on side streets. Studio prices can go as low as $350,000, and proper one-bedrooms range from $650,000 to $1.5 million. Co-ops dominate the market, and condos vary widely between $1.5 and $6 million — including much sought-after units that grant access to the gated Gramercy Park. “Co-ops in Gramercy are really large compared to other places in the city,” says Matthew Hakim, a Realtor who’s been selling homes in Gramercy for over 13 years. In the Art Deco Gramercy House building, for example, even studios can have high ceilings and spacious closets or dressing rooms. However, with larger spaces come stricter financial requirements from co-op boards.Major subway meet-up
Gramercy brushes up against one of New York City’s busiest transit hubs — Union Square — connecting residents to eight different subway lines that go throughout Manhattan and Brooklyn. The subway is a slightly farther walk from Second and First avenues, but a high concentration of CitiBike stations, plus buses on every avenue, mean options are always around the corner.Gated green spaces, public and private
For all of Gramercy’s advantages, accessible green space isn’t one of them. Gramercy Park proper, which has been closed to the public since 1844, is lovely to peek at through its historic metal gates, but only key-carrying residents of the 39 buildings directly surrounding the park can stroll inside. Union Square’s benches give New Yorkers a moment to catch their breath, and the Square’s playground is popular with parents. For legitimately green parks, Stuyvesant Square Park and Madison Square Park — just outside Gramercy — are welcome respites from the concrete jungle.Street vendor fairs give a taste of the city
Several weekends during the summer, Third Avenue becomes a pedestrian-only market with pop-up food stands and trinket sellers. Union Square’s non-profit also organizes free music and dance performances, outdoor movie nights and fitness classes. In the winter, the Square’s holiday market hosts over 150 gift and food vendors in a cheerful outdoor mall.Grade-A public schools with specialized options
Within NYC’s District 2, Gramercy has a full pipeline of schools with grade-A Niche ratings: P.S. 40 Augustus Saint-Gaudens for elementary, J.H.S. 104 Simon Baruch for middle and the Institute for Collaborative Education for high school. There are also public schools specializing in science and sign language, and The École, a private bilingual French school with an A-plus Niche rating.
