Gramercy Park gets its name and charm from a posh, private-access park on 20th Street, but much of the area’s vibrancy comes from buzzing Union Square and the bars and restaurants on Irving Place and Park Avenue South. “The most important thing about Gramercy is the quality of life that we have. Because everything we need is on Third or Park or Fifth, and yet it’s like a little enclave in the city,” says Lynne Lerner, real estate broker and longtime resident of Gramercy Park. “The pace steps down a notch when you’re in Gramercy, and that’s a way to recharge and enjoy your community.” However, lively comedy clubs, music venues and impressive cocktail spots remain within reach. A cluster of subway lines makes for painless commutes, and nearby Union Square is a universally convenient meet-up spot for any outing. Co-ops are the most common options for buyers, but a few high-end condos, and even pricier townhouses, occasionally pop up — without staying on the market for long.

A foodie destination for tourists and locals
A strip of practical stores on 14th Street, including Trader Joe’s, Nordstrom Rack, Whole Foods and Best Buy, covers basic needs — letting Gramercy residents focus on trendier neighborhood haunts. Pete’s Tavern, opened in 1864, is the city’s oldest continually operating restaurant and still popular for steaks and elevated bar food. Across the street, Friend of a Farmer has been a leader in farm-to-table dining since 1986. Casa Mono does Spanish tapas justice, Molly’s serves heartwarming Irish pub food, and Posto delivers thin-crust pizza with all love and zero attitude. Surprisingly spacious co-ops and exclusive park privileges
Old and new high-rises, which tower over much of Second and Third avenues, are contrasted by brick low-rises on side streets. Studio prices can go as low as $350,000, and proper one-bedrooms range from $650,000 to $1.5 million. Co-ops dominate the market, and condos vary widely between $1.5 and $6 million — including much sought-after units that grant access to the gated Gramercy Park. “Co-ops in Gramercy are really large compared to other places in the city,” says Matthew Hakim, a Realtor who’s been selling homes in Gramercy for over 13 years. In the Art Deco Gramercy House building, for example, even studios can have high ceilings and spacious closets or dressing rooms. However, with larger spaces come stricter financial requirements from co-op boards.

Major subway meet-up
Gramercy brushes up against one of New York City’s busiest transit hubs — Union Square — connecting residents to eight different subway lines that go throughout Manhattan and Brooklyn. The subway is a slightly farther walk from Second and First avenues, but a high concentration of CitiBike stations, plus buses on every avenue, mean options are always around the corner.

Gated green spaces, public and private
For all of Gramercy’s advantages, accessible green space isn’t one of them. Gramercy Park proper, which has been closed to the public since 1844, is lovely to peek at through its historic metal gates, but only key-carrying residents of the 39 buildings directly surrounding the park can stroll inside. Union Square’s benches give New Yorkers a moment to catch their breath, and the Square’s playground is popular with parents. For legitimately green parks, Stuyvesant Square Park and Madison Square Park — just outside Gramercy — are welcome respites from the concrete jungle.

Several weekends during the summer, Third Avenue becomes a pedestrian-only market with pop-up food stands and trinket sellers.
