North of Flatiron and Gramercy, and to the west of Kips Bay sits Rose Hill. “If you reached out to 100 people in New York City and asked them where Rose Hill was, they probably wouldn’t know what you were talking about,” says Mick DiStasio, a Rose Hill resident and licensed real estate salesperson with Elegran, who’s been selling in Manhattan for a decade. “It’s kind of a newer microneighborhood within a bigger one that’s been referred to as NoMad, the area north of Madison Square Park.” Named after an 18th Century farm estate, Rose Hill has strong appeal thanks to its proximity to the park, Empire State Building, and Midtown.

A mix of large luxury towers, classic co-ops, and a few townhouses define the neighborhood. “The area actually has more condos, whether it be the old loft-style converted condos or new developments, which is rare for the city. It’s a little bit unique in that feature,” says DiStasio. A one-bedroom in a newer condo or converted loft building might cost $900,000 to $1.5 million. A three-bedroom condo in a luxury building with views of the Manhattan skyline costs between $3 million and $8 million. A more infrequent find, a one-bedroom, one-bath in a co-op building could cost $600,000. Classic century-old townhouses on East 26th Street attract celebrity residents and can fetch $4 million at the low end, with prices rising closer to Madison Square Park.
